Double room in lovely 3 bed flat West London, W3

Hello!
We are Kathleen & Catarina, two professionals in our early 30s, one working in HR and one working in the charity sector.
We have a lovely double room available from mid June in our bright & homely 3 bedroom flat in Acton, West London.
We have been in this flat for approx 3 years already and have really made it our home during that time. One of our current flatmates is leaving to move in with her partner, so we are looking for a new flatmate to replace her on the tenancy starting from 15th June.
(The contract would start from this date, but actual move in date could be flexible after this).

The available room is a good sized double with a nice big window and comes furnished with a double bed and a large built in wardrobe/cupboard space. There are also some small drawers and bedside table that can be left in the room, or can be removed to make space for you to bring/add your own furniture or extra storage if you wish. The furniture shown in the photos of the room belongs to the previous flatmate, so most of this would be removed.

There is a large modern bathroom with separate shower and bath, which is only shared with one other person as we have 2 bathrooms between the three of us.

The flat is split level so 1 bedroom & 1 bathroom are on the main floor with the living & kitchen area, and the other 2 bedrooms (your room plus 1 other) and a second bathroom are upstairs on the top floor so we have plenty of space and we never feel on top of each other. The living & kitchen area is really big and open plan, fully equipped with sofa, TV, dining table etc. and as well as that we also each have space for our own individual desk for working from home if needed.

The location is great; a quiet residential street with amazing transport links and near to lovely local parks & green spaces. We are 5 minutes walk from Acton Main Line station on the Elizabeth line, 10 minutes walk from the Central Line & 15 minutes from the Piccadilly Line or the Overground (Acton Central).

Minimum commitment for the room is ideally for 12 months, as your name would be added to the existing tenancy agreement which currently runs until July 2025. Beyond this we have flexibility to renew the contract and stay on longer if we wish, or to give notice at any time.

Total cost is approx £900 per month with all bills included, which breaks down as follows:
Rent - £760 per month
Bills - approx £140 per person per month, which includes everything (council tax, water, gas, electric, wifi & tv license). We pay the same amount each month via direct debit to spread the cost so these amounts should stay fixed even going into winter etc.

We are both friendly, respectful and laid back people hoping to meet someone similar who will feel comfortable in the flat and treat & respect it as their home.
We each have our own interests & groups of friends within London and respect each other's space, but enjoy socialising together in the flat when our schedules & free time coincide.
