Lovely and well-kept 4-bed house share looking for a tidy, clean and responsible professional.

AMENITIES

-Shared small kitchen with gas hob, microwave, fridge/freezer and washing machine
-Two bathrooms: one with a bath/shower and toilet on the first floor, one small toilet on the ground floor. Technically there is a third shower room, but it's used for storage
-Shared living room with small dining table and chairs, two sofas and coffee table, flatscreen tv, an extra fridge used for wine/drinks storage and Ana’s pet fish
-Tiny spare bedroom, used for the occasional guest but mostly to hang up laundry
-Sunny cute back garden, great for eating outside in summer
-Garage used as garden shed

LOCATION

The location is ideal for people who want to be close to the city but live in a quieter area. The nearest train station is Acton Town on the Picadilly and District Line:

-Great for getting to Heathrow Airport (ca. 30 mins journey)
-Two stops away from Elizabeth Line
-Picadilly Line runs all night on weekends, great for night out in Soho/central London (also ca. 30 mins into town)
-If you walk a bit further (20 mins) you can also get the Overground

Gunnersbury Park is just across the road, and within half an hour walk you get to Chiswick or Ealing which have plenty of parks, shops, restaurants, cafés, cinemas, charity shops and galleries.

On street parking is available with a parking permit.

*This location is excellent for anyone working in the film industry, as it is under an hours drive from many film studios (Pinewood, Shepperton, Longcross, West London Film Studios, Ealing Studios).

BILLS + CHORES

Bills have been around 150/month, including council tax (BAND F), water, gas, electricity, wifi, TV license, shared cleaning products/loo roll and a cleaner who comes around once a week and cleans all communal areas.

Each flatmate is responsible for paying one bill, I have been in charge of reading the gas and electricity meter (it's fairly easy with the Octopus App, I can show you how). Everyone puts the expenses they paid onto Splid and then bills are divided equally.

We have a weekly changing rota for chores, which is mostly taking the bins out, washing towels/cloths and making sure cleaning products are ready for the cleaner, and occasional trimming the grass. It's been a great system for keeping the flat clean and tidy and feel like a proper home!

FLATMATES

Current flatmates are Kate (26) working in Costume for Film and TV, Ana (32) a Graphic Designer/Art Director and Martina (in her 40s) who works in Finance. We have occasional kitchen chats or TV hangouts but mostly have our own friends. However, Ana and Kate are most likely moving out in January, so if you are wanting friends to move in with you they be able to soon.

FURNITURE

Technically the flat is rented out unfurnished, however the communal areas are fully stocked. The bedroom is currently fully furnished as seen in the pictures, and I am happy to leave the bedroom furniture for you for 300 pounds (tbc).

TENANCY

The tenancy is a joint tenancy contract via an agency. The agency is quite responsive and has been helpful solving any issues. Deposit is 600 and paid to me, you would receive the deposit from the agency if you move out when the contract ends.

You would be taking over my contract ends in December. Then, you can either leave with no olbigation to continue the contract, or renew the contract for another year. You can always leave with 28 days notice as long as you find a replatement tenant.
