The room
The larger of the two bedrooms - a properly spacious double with big windows and lots of natural light. It can come fully set up with a large (king-size) bed and a freestanding wardrobe, so you can move straight in and unpack. Newly refurbished throughout, like the rest of the flat.

The flat
A brand-new, newly refurbished two-bedroom flat - just the two of us sharing (me and you). It's built and finished to a high spec:

• A large private patio plus a small garden - the standout feature. I'll be kitting the patio out with outdoor furniture and a BBQ, so it's set up for summer evenings and entertaining

I'll be furnishing the shared spaces too: sofa, dining table, TV stand and a fully equipped kitchen. If you wish to bring some of your own furniture let me know.

A quiet, leafy and genuinely smart pocket of Acton, on a peaceful residential street but moments from shops, cafés, gyms and green space. Everything you need is on the doorstep, and it feels a world away from the traffic.

A 7-minute walk to Acton Main Line on the Elizabeth line. Fast, frequent and mostly direct (approx. journey times):

About me - your flatmate
Well travelled, university educated, entrepreneur running my own IT and AI consultancy. My son (19) has just headed off to university, so it'll be a calm, grown-up household.

I'm sociable but easy-going: I love tennis, cycling and the outdoors, and I enjoy entertaining friends and family round now and then. I'll be working mostly from a separate office but also on occasions from home. Looking to maintain a quiet, relaxed environment at home.

Who I'm hoping to find
A professional, friendly and considerate lodger - someone tidy and respectful of shared space, up for the occasional shared meal, BBQ on the patio or a chat, but equally happy doing their own thing. It'll suit you especially well if you're drawn to the Elizabeth line for easy access to central London, Canary Wharf, Heathrow and beyond.
