Students without proof of income would require a guarantor from a UK property owner and six months rent in advance. If a student and no UK property owner guarantor, payment in advance of 9 or 12 months will be considered. If just started employment or about to soon a contract of employment is ok for proof of income. If self employed certified/audited accounts required or six months rent in advance plus also a guarantor from a UK property owner.
