We are looking for someone new for our lovely Archway home, as one of our housemates is moving back to the USA.

You'd have a large bedroom on the 1st floor. It's right next to the main bathroom (shower over bath) which you'll share with just 1 other person (female) and faces onto the mews with a small view. The other two bedrooms are en suites, and there's an extra half bathroom, so 4 loos for 4 people! :)

The room comes partially furnished with a bed, small desk, built-in wardrobe and mini set of drawers. You may also be able to take over some other furniture from our departing housemate (tbc). There's enough space to fit a larger desk as well as an extra wardrobe, should you need.

The rest of the common areas are on the ground floor and include: large living/dining area, kitchen, entry hall, guest toilet, 2 storage closets and a leafy garden that gets beautiful afternoon sun.

We have all the typical furnishings - highlights are a large TV with Netflix, Disney, Apple & Prime, a separate tumble dryer and an extra fridge/freezer, so it's just 2 people per fridge.

We are in a gated mews (gates open automatically for deliveries/uber etc, but it gives an extra sense of security) which is set back from the road. It's secluded and VERY quiet at all hours – you might even forget you're in London! The main Archway Road/Holloway Road can be reached in 2 mins, and it's a 5–6/7 mins walk from both Archway Station and Upper Holloway Overground in either direction. There are loads of bus routes too. We're also spoilt for choice with shops, fab local cafes/restaurants, services like the post office etc, with M&S, Aldi(!) two Sainsburys, Tesco, Co-op & Iceland all under 7/8 mins walk + Archway Library. There are also 3 co-works within a 5-min walk. And the charms of Highgate Hill and Waterlow Park are just a fairly short stroll away.

A bit about us and what we do – you'd be sharing with me, Tarryn (mid-30s, South African freelance writer & makeup artist), Em (mid-20s, British in special-needs education) and Jordan (early 30s, Kiwi in civil service). In terms of WFH, we're all hybrid workers. We're a conscientious but chilled household and looking for someone similar who's down to socialise from time to time and be an active part of our household. Friends/partners are welcome to visit, and we have the occasional party, but we're not a 'party house'.

Unfortunately, we cannot take students of any type due to the council tax exemption, sorry.

Admin bits: we're keen to hold viewings soon. Our contract officially runs from the 10th of the month (IE move-in date 10 Nov) but our departing housemate is able to be flexible within approx. 10 days on either side, if you needed to move in earlier or later. Our lease just renewed, so we're good until next September, but this house has been tenanted for many years & we expect further renewal to be possible/straightforward. Bills are currently fixed at £123 (elec, gas, wifi, council tax, household supplies kitty), but electricity could increase in the new year with the new tariffs. The water bill arrives every few months on a random schedule, so there's a small amount extra to budget for when that happens.
