Large, sunny en-suite in friendly houseshare

We are looking for someone new for our lovely Archway home, as one of our housemates is moving in with his partner.

You'd have the large, en-suite bedroom on the 1st floor. The room comes partially furnished with a bed, small desk, wall-to-wall built-in wardrobe with mirror doors, a small side table, curtains and a bathroom shelf. There are also some other bits and bobs in our storage cupboards that you could use. The sofa in the picture will either be going with our housemate or sold by him – potentially to you if you want it! The bathroom has a shower with good water pressure.

The common areas are on the ground floor and include: large living/dining area, kitchen, double entry hall, guest toilet, 2 storage closets and a leafy garden that gets beautiful afternoon sun. Your bedroom faces over the back garden.

We have all the typical furnishings - highlights are a separate tumble dryer and an extra fridge/freezer, so it's just 2 people per fridge. There’s a parking bay in front of the house – you’d just need to get a permit for the mews.

We are in a gated mews (gates open automatically for deliveries/uber etc, but it gives an extra sense of security) set back from the road. It's VERY quiet at night – you might even forget you're in London! The garden backs onto a very high wall, with other properties behind it, and it’s just our own neighbours on either side, so it feels very safe. Archway Road/Holloway Road can be reached in 2 mins, and it's a 5–6/7 mins walk to both Archway Station and Upper Holloway Overground (Suffragette Line) in either direction. There are loads of bus routes too. We're spoilt for choice with shops (Also, M&S, 2 Sainsburys, Tesco, Co-op & Iceland all under 7/8 mins walk), fab local cafes/restaurants, services like the post office, library, gyms etc. There are also 3 co-works within a 5-min walk! Beautiful Highgate Hill and Waterlow Park are just a 15-20 min walk away, and Hampstead Heath can be reached in 15 mins too, by Overground or bus.

About us: – you'd be sharing with me, Tarryn (mid-30s, South African freelance writer & makeup artist), Em (mid-20s Brit in special-needs education) & Max (early 30s Brit in the film industry). Em and I are hybrid workers, while Max works office hours. We’re a respectful & chilled group looking for someone similar who's down to socialise at times and be an active part of our household. Friends/partners are welcome to visit, and we have the occasional party/gathering, but we're not a 'party house'.

Unfortunately, we cannot take students of any type due to the council tax exemption, sorry.

Official move-in date is March 10th, but prorated occupancy from the end of the month is possible. Our lease runs till September, but this house has been tenanted for many years & we expect further renewal to be possible.

Bills are currently fixed at £118 (elec, gas, wifi, council tax), but electricity could increase this year with the new tariffs. The water bill arrives every few months on a random schedule, so there's a small amount extra to budget for when that happens.
