Cosy loft room in friendly houseshare

We are looking for a new female housemate for our lovely Archway home, as one of our current gang is moving back to Ireland 🍀🙁

You'd have the loft bedroom on the 2nd floor. It comes partially furnished with a bed and various storage units. There are additional bits and bobs in our storage cupboards that you could use. The room is L-shaped and has a deceptive amount of storage space. There's also a shared storage cupboard right outside that's useful for luggage and other things. The bed's actually the other way at the moment (sideways), you can sit up fully in it. Room has a loft window that’s idyllic in winter if you like the sound of falling rain 🥰

You'd be sharing the main bathroom with just one other person, and it has a shower over bath. There's an additional toilet room on the ground floor. Total of 4 loos!

The common areas on the ground floor include: large living/dining area, kitchen, double entry hall, the guest toilet and a leafy garden that gets beautiful afternoon sun (when it’s not the depths of winter).

We have all the typical furnishings - highlights are a separate tumble dryer, coffee machine, dishwasher and an extra fridge/freezer, so it's just 2 people per fridge. There’s a parking bay in front of the house. We currently have Netflix, Prime, NOW and Disney. Open to being bribed with an Apple TV sub… 🍎🧙🏻‍♀️

Although the bedroom itself is quite small in terms of standing space, we use our shared living space a lot - whether it's watching TV, working at the dining table or lying in the sun in the garden (again, not in winter). Speaking of winter, the house is super well insulated – we have the heating on a timer to come on a few times a day, and it really doesn’t need any more than that. The 2nd floor is also the warmest floor, and there is a radiator inside the room too.

We are in a gated mews (gates open automatically for deliveries/uber etc, but it gives an extra sense of security) set back from the road. It's VERY quiet at night – you might even forget you're in London! The garden backs onto a very high wall, with other properties behind it, making it feel even safer.

Archway Road/Holloway Road can be reached in 2 mins, and it's a 5–6 mins walk to both Archway Station and Upper Holloway Overground (Suffragette Line) in either direction. There are loads of bus routes too 🚌

We're spoilt for choice with shops (Aldi, M&S, 2 Sainsburys, Tesco, Co-op & Iceland all 4-6 mins walk), fab local cafes/restaurants/bars, services like post office, library, gyms etc. There are also 3 co-works within a 5-min walk! Highgate Hill is a short walk away, and Hampstead Heath can be reached in 15 mins by Overground or bus or a half-hour stroll.

About us: – you'd be sharing with me Tarryn (or Tarryn Lea for search purposes), a South African freelance writer & makeup artist, Max, a Brit working in the film industry and Connor, a Brit in the Civil Service. We do a mix of WFH and out of the home. We’re a respectful & chilled group looking for someone similar who's down to socialise at times and be an active part of our household. We like having the occasional gathering (and hitting up our local pub quiz), but we're not a party house.

We're ideally looking for someone to move in from 18 November (rent will be prorated from this date until 1 December, when your contract will officially start). Our lease runs till October next year, with an option to renew.

Bills are currently fixed at approx. £140 (elec, gas, water, WiFi, council tax). Deposit is actually £875 - Spareroom keeps flagging anything over £800 as > 5 weeks, even though it isn't.
