Double room with private balcony available in Archway, N19.

We've been living in the flat for 4 years, but I'm leaving London at the end of the year so looking for someone to replace me on our contract - which has 7 months remaining (end date of 22nd July 2026). There is a £50 contract change fee you'll need to pay, and you will need to go through a referencing process with the agents.
Re contract, we've renewed it every year so that process is super easy and likely an option should you want to resign.

I'm likely leaving London around 20 - 23rd Dec, so potentially some flex on the move-in date. We pay on the 23rd of every month though, so would be looking for someone to take over from 23rd Dec at latest.

I've comfortably had a king bed, wardrobe, chest of drawers and desk in the room, so it's pretty spacious! All the furniture is available if you want it - I'm planning to sell everything, so if you'd rather the room furnished then let me know and we can work out a price for anything you might want to keep.
As you can see from the pictures, it has it's own balcony - the outdoor furniture also available to keep/buy if you're interested.

Headlines:
- It's a two bed flat
- We're on the first floor, but the flat is split over two levels, so your bedroom is on the first level and Em's is upstairs (as is the bathroom)
- We have an amazing loungeroom - it has massive high ceilings, windows on two sides and built in storage.
- Kitchen has a big fridge, dishwasher, washing machine, oven, lots of cupboards/storage space.
- Bathroom has a bath!
- We're on Junction Road, a 5 minute walk from Archway tube station (Northern line) and 10 min walk from Upper Holloway overground.

There's lots of supermarkets, pubs, everything you need nearby. Easy walk to Tufnell Park, Kentish Town, Hampstead Heath. + easy bus connection to Muswell Hill, Crouch End, Finsbury Park, Camden, Holloway etc.

Bills are not included in the rent, so are in addition. Roughly £170-200pm each depending on electricity/water usage. We have Virgin internet and a TV licence, and then the usuals - council tax (Band D), water, gas&electricity.

Who you'll be living with!
Emily is a 30 year old fashion stylist. Her job means irregular hours, so she can be in and out, sometimes travelling or working late. She is a lovely, clean and organised professional - looking for someone who will respect the space. Sorry, but if you're a big partier, probably not the right fit. In her spare time she is at the gym, walking on the Heath, listening to Beyonce or having a wine from the offy (literally a 10 second walk away). She's from the North of England, so often also goes back home to visit family. This suits someone who won't mind having the flat to themselves on occassion. But when she is around is super friendly and very happy to have movie nights, share a wine, or have dinner together. So, ideally looking for a professional female. Em will be present at all the viewings, to ensure you get to meet and chat.
