**Rent currently £940pcm including bills - likely to rise to £1000-1050 from April with rent increase, to be confirmed.**

* Looking for someone to join our 3 bed, multi-level flat in N19 from 12 February.

* Council tax band D (this is included in total cost pcm).

* 5 min walk from Upper Holloway station (Suffragette line) and 8 min walk from Archway station (Northern line).

* Room is a spacious, furnished double on the top floor of a Victorian terraced house, west-facing, looking out onto a quiet street. Comes with bed frame, mattress, wardrobe, bureau, floor lamp and small wooden shelving unit (all other furniture in pics is the current tenant’s own).

* Shared bathroom on the first floor with shower/bath.

* Kitchen has a dishwasher and a small breakfast table.

* Sitting room has high ceilings and gets beautiful light - nice spot for huddling up with a book. There’s a dining table in the sitting room which generally serves as Mo’s workspace during the day.

* Close to green spaces and walking distance from Waterlow Park and Hampstead Heath. Two gyms within about a 10 minute walk + nearby community gardens, community centres, nice pubs, bakeries, cinema, etc…

Flatmates:

* Layla (31, she/her) works in the arts sector. I’m into music, history, going to the gym (we have a great pilates studio near the flat), and watching films. I play cello and rehearse in my room a few hours per week.

* Mo (28, he/him) works in finance, fully remote. He likes baking, watching TV and looking after his car, and appreciates routine.

* Not a party flat - we’ll sometimes have friends round for dinner but generally socialise outside the flat.

* We both tend to keep to ourselves when we’re at home but enjoy a yap in the kitchen or hanging out in the sitting room - up for sitting and reading or watching TV together, or a pub trip.

* We generally cook separately and buy our own food, but we split bills on cleaning supplies and toilet paper etc.

* Though we try to be mindful of our own noise levels, the walls (including walls shared with neighbours) are thin, and an Overground line runs behind the flat, so it’s not a suitable home for someone very sensitive to noise or someone who needs to sleep a lot during the day.

* We would love to live with someone who’s calm, tidy and friendly, who enjoys their own space. Would prefer to live with another queer person, but it’s not a dealbreaker as long as you’re chill and respectful.

* We’ve both been in the flat for a few years now and are quite settled here, so it might take a bit of patience and conversation to figure out routines between the three of us. But we both really love the flat and the area, and are looking forward to welcoming someone new into it :-)
