Bright double room in friendly Balham flat share

One of our flatmates is sadly moving out and we need to fill her room.

We’re three girls in their mid & early twenties who want sociable, clean and friendly flatmates who want to make the flat home.

The room is £580/month payable on the first day of every month. It’s available from 1st December, however the landlord is flexible if the tenant wants to move in 1st January or at any point in December (the rent for that month would be reduced accordingly). The deposit is £692. We now rent directly from our landlord, so he organises paperwork etc - there’s no agency fees to pay.

The room has a small double bed, bedside table, tall chest of drawers and a built in wardrobe. There’s a shared living room, kitchen and balcony. The shared bathroom has a separate toilet, and both a bath and shower. The space is light and open.

Two of us currently work from home full time and Dom works from home for half the week. If the new tenant needs to work from home too we can work out arrangements but there should be space in the kitchen.

The flat is between Balham and Streatham Hill, so there's shops and useful stuff nearby but the area is green and not too noisy, and Tooting Common is just around the corner. It's a 15 min walk to Balham tube, and Streatham Hill station is 10 mins walk away. There's buses right outside the doorstep going to Croydon, Clapham and Stockwell.

Bills are not included in the rent but are roughly about £30/40 council tax, £10 water, £10 electric, £15 internet (all per person per month) and gas (approx £40 per person per quarter).

We’re a friendly bunch and enjoy watching TV together in the evenings, as well as eating and drinking together at the weekends. We know it’s a difficult time to be moving and we can expect to be spending a lot of time together but we’re all very relaxed and easy going so just looking for someone to fit in with that!
