Looking for someone to join a two bedroom flat share in Balham, located closely to Balham underground and overground stations (c 5/6 min walk). The room is available from mid August One current flatmate (Emma) is moving in with her boyfriend which is why the room is becoming available.

About the property
The flat is located on Byrne Road, which is a quiet leafy residential road with plenty of shops, restaurants, bars, beauty salons, dentists etc within a 3-5 min walk. There is a cinema nearby as well as a large Sainsbury’s and the area has had several new fitness studios open recently. Tooting Common is also a few minutes walk away which is lovely for a run or walk and for a swim in the lido if that’s something you fancy.

The flat itself is a large two bed flat and impressively furnished throughout (see pictures but the flat looks better in the flesh). It is light and airy with an open plan kitchen with lots of storage and a large lounge. The windows are double glazed and there is also a decently sized garden. There is a dishwasher and a washing machine and plenty of kitchen storage. There is a large comfy couch in the lounge and a large flat screen TV which lends itself well for a cozy night in. The bedroom comes furnished with a double bed which has storage, a bedside table, a good sized closet and a large cabinet of drawers, as well as a full length mirror and a coat stand. Our immediate neighbours are respectful and quiet families.

Rent is £871.80 excluding bills, a deposit is required (£700), and there is a £150+VAT (£180) reference checking fee. Bills work out as around £200 per month which includes water, gas & electricity, council tax, TV license, Sky TV, broadband and a bi-weekly cleaner. The current tenancy runs until October 2026

About your new flatmate (Shamna)
In my own words: I am a 41 year old female working in banking originally from Luton. Very outgoing and sociable, like to have a good time and make the most of my free time. I consider myself to be quite easy going and have been living in Balham for a good few years now and love taking advantage of the local bars and restaurants that are just around the corner. Equally I enjoy a night in relaxing with a glass of wine/ cup of tea to watch a film or have a natter!

Getting along with my flatmate is very important to me as I want to feel comfortable and relaxed in my home. I do have my own circle of friends and generally do my own thing but I would like to feel my flatmate would notice if I didn’t turn up home for a few days ;) and it would be nice to have the odd dinner together etc. At the flat we’ve had an understanding that it is absolutely ok to have friends over every now and then.
