The property is a mid-terraced, 4 bedroom house situated along a quiet residential street in Balham. There is good access to Balham Underground and Overground stations on foot, along with lots of on street parking, though you will need to get a permit.

📍 Balham has lots of pubs, bars and brunch spots to go out and meet friends and socialise, making the area a great place to live. 5 minutes walk to the south is Tooting Bec Common, ideal for a morning walk/jog!

🏡 Our home has a spacious living room on the ground floor, followed by Olivia's bedroom, with a kitchen/ dining room to the rear, this leads out onto the south facing garden, perfect for BBQ’s now it’s getting hotter. 🔥 We also have an outhouse suitable for storing bikes

The kitchen is fitted with an oven, hobs an island and good storage cupboards. There are two large fridges with freezers and a washing machine. There is a large dining room table great for hosting.

We use the bills account app “Octopus”, who effectively manage our bills for us, easy! We all pay £125 per month to this account to cover; gas, water, electricity WiFi, a cleaner and council tax.

We have Sky, Netflix and Amazon Prime on the tv, so we are never without something to watch.

The room is available from the 12th June, though we can be slightly flexible on the move in dates (+/- a few days). We will be holding week day evening viewings from now on.

✍️ Contract- We have signed up to a 2 year fixed contract as of 6th May 2024 until 6th May 2026. The house rent of £3150 pcm is then split amongst everyone in proportion to the room you have. The house is under one single tenancy agreement which everyone signs and agrees to abide by. In doing so you are obliged to pay 25% of the the rent deposits which equates to £793.
