We are looking for a new housemate!

We have a small but very cosy room available to rent in a 5-bedroom shared-house in Balham (SW12)!

About the room:
Comes furnished with a 3/4 sized bed, wardrobe and set of drawers.
Although the room itself is snug, there are plenty of spaces to store things around the house as I have been doing.
It is big enough to do yoga in but probably not suitable to work from home in.

About the house:
The house is absolutely massive, with a large living/ dining room, kitchen, garden, drive way and a garage pub called the 'Lexton Arms'.
There is a shared toilet downstairs and shared bathroom upstairs (and Jonny has his own en suite).

About the housemates:
Jonny (30) - Lead tennent and lord master of the universe. Very musically talented and football mad. About 4 years in this house.
Downstairs Jack (29) - Currently converting a van on the drive, likes Dungeons & Dragons and beer. About 1 year in the house.
Upstairs Jack (27) - Impressive beard, loves films and anything to do with cinematic world. About 1 year in the house.
Iain (32) - Iain is Iain, loves the pub and is Irish. About 3 years in the house.

The dynamic is pretty chilled and very friendly. During the week we may eat and watch TV, we sometimes watch cycling at Herne Hill velodrome etc etc.
We have all become very good friends since moving in and enjoy doing lots of activities together (had a dungeons & dragons campaign running, pub quiz, nights out, BBQs, picnics, roast dinners etc).

Ideal housemate:
A third jack would be very funny

Willing to support our dearest Streatham Hill Red Hawks Ice Hockey Team.
Friendly - As mentioned, we do like to hang out so fitting in with the dynamic is quite important to the house.
Any age really (I am 23 and Iain is 32 so we are super flexible with age)

The nitty gritty bits:
Parking - There is a drive way for two cars (currently full but things are shifting around so there may be a free space). You can get a permit on the road for like £80 a year though.
Transportation - 20 minute walk to Balham (overground & tube) or Clapham South tube stations. 15 minute walk to Streatham Hill overground. Number 50 bus goes from outside the house and 5 minute walk to buses to Brixton.
Rent - £500 per month (paid around the 16th each month)
Bills - Each housemate takes on a bill to pay and everyone else transfers them but the breakdown is as follows
Water - £6-£10 per month
Council Tax - £53 per month
Gas/ Electric - around £50 per month
Toilet roll/ TV licence - £5 per month
WiFi - £12.50 per month
Contract - 12 months but can move out before if you find a replacement

**Just a footnote from me: I have been living here since April 2021 and am absolutely gutted to be leaving this place and these people.
Please don't be put off of renting here if you are a female, these guys are not super 'laddy lads' and are really kind, tidy and respectful. Everyone looks out for each other and respects boundaries so please do reach out!!
