Double bedroom 5 mins walk from Balham station

Hi all! I am looking for somebody to replace me in my house share 5 mins walk from Balham station. You would be living with two late 20’s guys, both work professional jobs and are lovely, sociable guys but also respectful of your privacy and just overall good housemates. The flat is based on the second floor and you have shared access to the spacious private garden out at the back of the building.

Within a 5 minute walk you have access to multiple gyms, dozens of excellent restaurants/bars/pubs, Aldi/Sainsbury’s/Waitrose and of course Balham tube station with excellent transport links to all of London. Tooting Common is also only a short walk away giving you access to a lot more green space than is standard in suburban London.

The bedroom is technically unfurnished but as I am leaving London entirely I am happy to do the prospective new tenant a good deal on all of the furniture in the bedroom. This consists of: the bed, the chest of drawers, the hybrid desk, desk chair, bedside table etc. It is reasonably sized and you can comfortably fit everything you need in it. The rest of the flat is shared with the two other housemates which includes a well equipped kitchen, a bathroom (the shower has very good water pressure too) and a large living area.

The rent is £883.33 pm exclusive of bills and the contract runs until 24/02/25. It is possible that the contract is extended beyond this point but it is not guaranteed.
