I’ve got two rooms available as both my flatmates are moving in with their partner/family. This is a basement flat, with a large (shared, but barely used) garden. It’s got a spacious kitchen/dining/living room with sliding door access to back, and a skylight for added brightness (ideal for adding to the houseplant collection). A good place to wind down/watch something in the evening. Generally, a very well insulated flat, and despite being a basement, only small examples of damp in the internal bathrooms.

This space is well suited for working professionals who want to live in a clean, tidy and comfortable home.

I’m a radio journalist working entirely in the office, and to a busy/varying schedule, but balance that with a social life in the evenings/ on weekends. I’m also always keen for a chat in the kitchen or heading out for a pint or coffee. The landlord is not looking for this to be a party house - and nor am I - but happily use the flat to have friends over.

There is also a shared two-car drive used by one of my flatmates, meaning the space will be yours if you have a car.

Flat is very well located (<10 mins to both Balham and Clapham South stations).

🛏 The rooms:

Room 1: £1,070 pcm, double room with an ensuite shower and toilet. Furnished with a bed, chest of drawers and two built in wardrobes.

Room 2: £975 pcm, double room - south facing - with a bed, built in wardrobe, chest of drawers, and plenty of space for a desk (one in pictures is moving with flatmate). You’d be sharing a separate bathroom with me.

🧾 The bills (not included in rent):

Council tax (band c), water, energy and wifi tend to work out to about £100 a month, but also depending on time of year.

📄 The tenancy:

This would be a 12-month contract beginning on July 1st. The landlord won’t be using an agent this time round, but would require references and proof of income; the deposit is kept in a deposit scheme with full documentation etc. N. B. He’s a professional landlord that owns all the flats in the building.
