Hello!

We are looking for 1 girl to move into our 4 bedroom Victorian townhouse in Balham. Sadly, one of our lovely housemates mates is moving on.

The house 🏡 :
The house is very spacious and super cosy/homely. We have two bathrooms (one bathroom has a shower - which has been recently re-tiled and has both a waterfall head and normal head, the other bathroom has a bath), living room, a huge kitchen (with two ovens/6 hobs, dishwasher, microwave, washer/dryer, lots of cupboard space and dining area), separate dining room, conservatory, basement and a large private back garden that gets sunshine year-round.

There is one double bedrooms up for grabs, unfurnished but there is a possibility to negotiate on keeping the wardrobe.


The location 📍:
The house is a few minutes away from the Balham tube station (Overground/Northern line) and Balham high street with plenty of shops/supermarkets, cafes, bars and restaurants. Also very close to green areas (5 min walk to Tooting Bec common, 15 min walk to Clapham Common).


About us 🙎🏻‍♀️🙎🏻‍♀️:
Julie, 25 works in tech in the city
Sarah 27 works in finance in the city
Olivia 25 will be moving into another room that was also up for grabs

Like all other house shares on SpareRoom we're outgoing but like to have a chilled house mid-week as we work 9-5 jobs, so would like someone to match that vibe. We like to entertain our friends on the weekends, cook, shout at the telly, and rant about our jobs - sometimes all at once, but not always!

Dates 🗓️:
Move in date will be Friday the 13th of September (spooky 👻).


The nitty gritty (less glamourous, yet important) details 🕵🏻‍♀️:

The contract is a minimum of 12 months - without the possibility of breaking it before September 2025.

There is a possibility to get an on-street parking permit at your own cost.

You will need to do reference checks with the estate agent before moving in.

Bills and ad hoc costs:
Bills are approx. £125 a month (including a fortnightly clean of common spaces).
TV License will be £33.55 when you move in
A gardener twice a year for front and back garden (we tend to shop around and find the best price, we paid around £25 each for the most recent job)
A full, deep house clean once a year (we shop around for this too) - This will be done before you move in and will need to be done August 2025)

Bedroom details:
Has space for a double bed - possibly a queen at a stretch.
There is no space for a desk in this room but our housemate uses the dining room table when she is WFH
Rent is £958 a month
Deposit is £1068
