Hi guys! I’m moving to Barcelona at the end of August and so am looking for someone to take over my room in Balham (SW12).

THE ROOM (AND ACCESSIBILITY):
The place is a lovely ground floor flat, 4 bedrooms, and the room comes with its own bathroom. The flat is extremely spacious and the room is the second biggest in the house, with high ceilings throughout and plenty of storage (both above your bathroom and in the cellar below). The room comes with its own bathroom (it’s outside the room itself but a few steps away).

We have a huge living room with a TV and lovely big windows, as well as a huge kitchen/diner (with a dishwasher) that leads out onto a patio, ideal for working outside while its still sunny☀️!
The room itself has a wardrobe and chest of drawers, as well as a new bed and mattress (memory foam). I am also happy to throw in my new Ikea rug, Etsy desk and ergonomic desk chair for £200 all in, if desired!

LOCATION:
The place itself is in a SUPERB location, right next to the Bedford, a stones’ throw away from highstreet shops (Sainsburys, Lidl, Waitrose, Anytime Fitness etc), as well as having a lovely Italian deli at the end of the road! The house has a garden and is also next to Tooting Common so lots of green space available.
You can get to central London in under 40 minutes via the Northern Line (a 5 min walk away from the house).

THE HOUSEMATES AND HOUSE VIBE:
You’ll be living with 3 other superb housemates (if I do say so myself). Issy, an actuary with a real love for singing Anastasia at karaoke, Emily, a lawyer who is slightly obsessed with mojitos and Balham Bowls Club, and Henry, a student who has extremely enviable decor in his room.
The house dynamic is chilled, respectful and fun. We love to keep the space clean, and we’re respectful of each other’s need for down time but also love spending time together (for example at karaoke/ pubs).
The house are looking for a flatmate who is social and respectful.

RENT AND BILLS:
The room cost is £990 pcm and you would be added to the contract which ends on 27th July 2025 (11 months). Move in date would be the last weekend of August Bills come to roughly £110 per month, and as I’m responsible for paying the council tax (£80 per month) I would transfer the account over to you (we each own one of the four bills - council tax, gas and electric, wifi and water).

DEPOSIT:
As your name will be transferred into the contract, you will receive a deposit of £975 upon checkout next July. So a deposit of £975 is required along with your monthly rent before moving in.
