My house mate is leaving her double room in a 3 bed flat in Balham to go travelling later this year and we are looking to fill her room.

Details:
Move in date: October / beginning on November (can be flexible)
Tenancy end date: 17th July 2026 but there is a break clause on the tenancy at 17th May 2025.

Balham tube station (northern line): 5 minute walk
Balham train station (southern rail): 6 minute walk
Wandsworth common station (southern rail): 8 minute walk
There is an Anytime Fitness, Sainsbury’s & Aldi on Balham high street

💸 Rent/Bills
Rent: £1035
Bills: currently £86 a month, £120ish in winter
Deposit: £1269.23
Tenancy swap fee: £50

The flat:
- Large open plan kitchen / dining area and a separate living area.
- There is a large bathroom with both a stand-alone bath and a shower sharing with one other girl
- Downstairs toilet.
- ⁠The house is on quiet residential road and within short walking distance of Balham high-street, Wandsworth common and Northcote Road.
- The room is unfurnished but happy to sell any of the furniture currently in there for a reduced price
- Roadside parking available with a permit

Current housemates are Georgia (26) Georgia Shires and me - Brooke (27), both work hybrid. We enjoy going for runs, shopping, going to the local pub and having a chilled one in front of the tele.

New flatmate:
