I am moving out of my 1 bed flat and looking for someone to take over my lease.

The area is very nice, quiet and green which is rare for London, and only a short walk from the bars, coffee shops, and supermarkets in the heart of Clapham and Balham.

The flat is on the third floor (building has a lift). It offers a quiet double bedroom and bright open-plan kitchen/lounge. The building is very modern with great insulation. In my nearly 24 months here I have not once put the heating on (keeping my bills down), the flat is warm in winter and cool in summer.

Well connected with:
- 12 min walk to Clapham South tube station
- 18 min walk to Balham station

You will be taking over my lease which runs until December 2025. This will give you a discounted rate of around ~20% relative to the rest of the area. Exact move in date is flexible but preferable around the end of November or start of December.
