Hi! I'm renting out a spare room in my house in Balham. Bills included (electricity, gas & water + WiFi + council tax).
THE LOCATION:
- 90 second walk to Balham station/tube (I've timed it)
- 2 min walk to AnyTime Fitness gym
- 2 min walk to all the cafes, supermarkets, bars, shops, restaurants and other amenities of Balham high street
- 5 min walk to the big Waitrose
- 10 min walk to Balham Leisure Centre & swimming pool
- 10 min walk to Wandsworth and Tooting Commons; 20 min walk to Clapham Common
- Nestled in a quiet private and gated mews development
THE HOUSE:
- Spacious, newly renovated open plan ground floor featuring top-of-the-line brand new appliances and furnishings
- Ground floor has lots of light, underfloor heating throughout, a contemporary bioethanol fireplace, a big sound system and the critics' best TV of 2023.
- The kitchen is fully equipped with a large fridge/freezer, two ovens, an induction hob and breakfast bar. There is also an extendable dining table for seated meals and board games.
- On the first floor, there is a sunny secondary living area in the mezzanine. Nice for chilling out and reading a book away from the bustle of the kitchen downstairs.
- Much of the home is equipped with smart features - eg. the curtains close at sunset and the dishwasher & laundry notify when they're done
- 1gbps ultrafast broadband
- TV has Netflix, Prime, Disney+ and Apple TV *but* no TV license for iPlayer or live TV (I don't watch live sports myself but there's a pub across the street which shows it!)
THE ROOM:
- Fully furnished medium-sized double room, south-facing with a juliette balcony and integrated closet
- You have your own bright shower+bathroom down the hallway, but the toilet itself is in a separate room and shared between the household. It doesn't get too contested as there are three toilets in the house.
- The room has air conditioning - a life saver in the hot summer months!
- The room's lights are dimmable and both they and the AC can be controlled and automated by your phone or an Alexa device.
THE HOUSEMATES:
- Just me! I'll be your housemate and landlord, which is a good thing because any problems will get fixed fast as they'll be bugging me too ;).
- I'm pretty easygoing and friendly but also respectful of personal space and privacy.
- I enjoy games, movies, and an on/off relationship with the gym. I'm a software engineer by day and work about 60% of the time from home, 40% from the office in Bank. I often tend to work late though mon-fri so you may sometimes have the house to yourself.
YOU:
- I'm looking to share the house with someone calm, easygoing, responsible and clean who'll enjoy the odd drink and takeout together but is also equally respectful of my own personal space and of the house's condition.
- If you work from home note the only available working space will be at the desk shown in the bedroom. I have a study for my own work-from-home but I'm afraid I don't want an extra office setup taking over other shared areas of the house.
- No pets or smokers
- As for the contract, it will be a minimum term (6 months) and then rolling monthly after which either of us can give a month's notice to terminate the lease. I can flex on the minimum term to as short as 4 months to as long as 12 months if it's preferred. Hard start date of 1st Jan.
