Hi all!
I have a double room becoming available in a lovely two-bedroom flat in Balham at the end of January. My flatmate is sadly leaving after three years living together and I really love this location!
My landlord has asked me to confirm a replacement tenant from December 4th, and referencing etc. has to be completed by 23rd December (ideal for anyone who doesn’t want to be worrying about their living situation over Christmas!)
I will not be responding to ANY enquiries from men or couples. It’s nothing personal, and I ask that you please respect my wishes!

COST:
⚫ £800pcm rent, due on the 28th (not including bills), I pay £900pcm as I have the larger room. No flex on this split
⚫ The deposit is actually £980.77 (total deposit = £1961.53)
Bills cost approx (each):
⚪ £21pcm Water
⚪ £35.50pcm Council Tax
⚪ £35-45pcm Gas / Electric
⚪ £12.50 Wi-Fi (Speedy)
VIEWINGS / PROCESS:
⚫ Short virtual viewings in the first instance to save time on both sides, via WhatsApp. Planning to host these next week
⚫ If we get along / you like the flat, you can then visit the property in-person from Saturday 30th to Tuesday 3rd

⚫ ((Sorry some of these pictures are AWFUL because I’m not a photographer / it’s winter and we don’t have professional ones for this flat specifically - so eg the toilet is round the corner from the bath and the room is very similar but square shaped. I can show everything in a virtual viewing))
FURNITURE:
⚫ Partially furnished - my flatmate is planning to leave behind her bed frame, wardrobe and drawers. TBC on her mattress but Balham Beds is very close by / they do delivery
LANDLORD:
⚫ We have a letting agent who handles all comms with our landlord and they’re pretty great at getting anything sorted that we need - there’s a really kind repairman who handles repairs for the whole building / has done for over a decade
AREA / COMMUTE:
⚫ Easy to get to central London on the Northern line from Balham
⚫ There’s an Aldi, TK Maxx, Dominoes, Oliver Bonas, Sainsburys, Co-op, Waitrose, Pret, Joe & The Juice, Starbucks and a McDonalds all within 5-10 mins walk from the flat waheyy
WHAT I'M HOPING FOR:
⚫ A fellow working professional woman, ideally mid 20s to mid 30s
⚫ Someone who doesn’t WFH five days a week (due to the impact on bills)
⚫ Someone clean but not militant about it. We currently clean the bathroom / kitchen once a week, hoover and mop the floors etc. but don’t have an official rota
⚪ That said, I don’t want to live with someone who leaves open food containers on kitchen counters for hours / dirty dishes in their room - we live in London and I’m looking for a flatmate not a mouse 😭
⚫ Someone relaxed but respectful (i. e doesn’t blast heavy rock music at 1am. I love rock music, but I love sleep more)
⚫ A new friend! But a mutually respectful flatmate is totally fine too
ABOUT ME:
⚫ I’m in the office four days a week most of the time, though I sometimes WFH Thursdays
⚫ I’m a pretty chilled person, I really don’t care who you invite round, I just ask for a heads up so I know who is in the flat (I do the same), and that it isn’t like five days a week
⚫ I’m a Film/TV PR so we often organize screenings of films pre-release. If that’s your bag there’s opps to go along, sometimes with Q&As
⚫ I go for drinks with friends, but I’m also very respectful of people who don’t / have friends that are teetotal
⚫ I do vape so if that bothers you massively then this won’t be a good fit!
⚫ I’m not vegetarian but don’t eat meat loads either because it’s expensive and quorn chicken nuggets taste better anyway!
