Hello Spareroom,
I have a room available in a flatshare in the Balham/ Clapham area, with two other lads.
I am departing at the end of my current tenancy: 28th March 2025. My current flatmates are wanting to stay and are looking for a third person and someone to fill my room.
I have enjoyed two great years in the flat and it is in a great area located in the heart of Balham/ Clapham. You are five minutes walk away from Clapham South tube station and a ten minute walk away from Balham train and tube station. You will be on the Northern line so great for getting about all of London.
The area has lots of exciting bars and pubs and you are only a ten minute walk away from Clapham Common, which is full of life. The area is full of 20/30's something. There are many shops/ supermarkets on Balham high street.
You will be living with two great lads, Kareem and Hal who are both very sociable and enjoy watching films and TV series.
The flat has a kitchen, front room, one small toilet and
a recently refurbished shower and main bathroom. We also have access to a very small back garden but to be honest rarely use it. Your room has a double bed, bedside drawers and a chest of clothes drawers. You also have two lovely big windows that let in lots of natural light.
The flat has also recently had a new oven, fan extraction unit and toilet installed.
Bills currently are £100 a month- however this could change with price increases coming.
We currently pay £750 a month in rent however this may go up a little when the renewal/ new contract is offered- currently I am not sure how much by- I will confirm that with you once I know.

The deposit will be around £800.
I am looking for someone ready to move in on or after 28th March 2025, however if you are looking to do before we can explore this with the property management agency, however it may have to be end of March- we will see.
