Live-out landlord. I am NOT the landlord but just helping her. I am one of the tenants.

Bedroom 1 - part furnished with a wardrobe and desk & chair
Bedroom 2 - furnished with wardrobe, bed and bedside table. It also has a small storage area built in the wall
The rooms can be offered furnished or unfurnished.
Each room rent is £1000 without the bills
There is a possibility of renting the whole property from September.

About the house:
- 8 minutes walk from balham train station (norther & southern lines)
- 15 minutes walk from Clapham south tube station (northern line)
- 2 minutes walk from bus stops (155, 249, 355 & 255)
- 5 minutes walk from shops and restaurants
- walking distance from Tooting bec common, clapham common and wandsworth common
- Has 2 bathrooms - one with a shower and one with a bathtub
- Separate kitchen (it is pretty well stocked up with my items that I would be happy to share as long as you look after them) - you will also get cupboard space in the kitchen
- 2 living rooms - both with a table and a sofa; one of them also has an armchair. Our current flatmate used to often work from home in one of the living rooms
- I currently have some bookshelves in both living rooms. I am happy to share the bookshelf space or remove some so the new tenants can bring in theirs
- 1 basement - mainly used for storage but would make a great workout area
- 1 back garden with decking (I have garden chairs and a bbq in the garden that I am happy to share as long as you look after them)
- 1 front garden perfect if you like gardening
- has a dishwasher and washing machine

Current tenants
- 2 females (mother and daughter) who are sharing the large double room. We have been renting there for 2 years now
- I (27yo) am working 6 sometimes 7 long days a week with a lot of days away so I am rarely there. I do often work from home 1 day a week
- My mum also works part time so she will be home more often
- There is also a cat who is pretty shy but does not do well with other animals
- We both enjoy our space but also like the occasional bbq, dinner together or a board games night with a glass of wine
- When I am home I like enjoy reading, cooking and jigsaw puzzles. I also enjoy cycling.

- Broadband - 23.5
- Energy - 150 (more or less depending on the month)
- Water -37
- Council tax - 121
- No tv tax as we don’t have or use a tv but the new tenant could set that up if you wish to have a tv

Who we are looking for:
- We are looking for a person who is leads a quiet life and is happy to live with a cat
- Someone who cleans after themselves and help clean the shared areas
- No smokers
- Would consider couples/ young families
