My flatmate is moving out of his current room in this great 2-bedroom flat I’ve been sharing.

It’s a spacious double room in a modern, well-kept flat in Balham, and it comes with a separate office room that’s all yours. The flat is in a quiet neighbourhood with Tooting Common right outside and Balham Tube just a short walk away. There are plenty of cafés, shops, gyms, and pubs nearby.

Bit about myself:
I’m easygoing, sociable, and very active. I work in recruitment and love a bit of triathlete - often training for Ironman events. I’m usually out running, cycling, or at the pool. I enjoy cooking, travelling, rugby, and a good movie / pub / music event.

I’m hoping for someone who is:
• Clean and respectful of shared spaces
• A working professional
• Social and happy to hang out from time to time whether that’s cooking dinner, watching a film, or grabbing a beer at the local pub
• Someone who values a relaxed, homely atmosphere

Rent & Bills
• Rent: £1,200 pcm
• Bills: £145 pcm (all in)

Move-In
• Ideally 27th December, but flexible
• References required by the landlord (pretty standard, more of a formality)
