Bright double room available in cozy Balham flat

Hi all! Lovely bright double room with private bathroom in 3-bedroom flat available in Balham from 1st Feb. We're looking to do viewings over the next 2 weeks. Rent is £1000 pcm, bills and council tax come to approx. £80-£100 pcm. We are looking for a female professional between 29-32 yo to join us in our cozy home.

The flatmates
Hi, we are Katie (me 30yo) and Lana (29yo). I work as a program manager for Pharma and Lana is in operations for Tech, both of us work hybrid in central London (approx 2 days in office 3 days wfh). I've lived in the area for 4+ years and love it! Our flatmate Victoria is leaving as she sadly is heading back home to Australia. We have a lovely dynamic in the flat currently, and love going out for dinner/drinks and also enjoying quite nights in together as a flat, so we are looking for someone who'd keen to socialise with us. We also have our social lives outside of the flat, friends are more than welcome to come over.

We'd appreciate if the new flatmate could wfh in their room (not living room as this is our communal space where we like to socialise ☺️)

The flat
Rent - £1000 pcm + council tax, wifi, gas electric (approx. 80-120pcm). Large living room, medium kitchen. Private downstairs bathroom (including bath/shower, toilet). Flat is equipped with TV, washing machine, microwave, kettle. You will be taking the tenancy over from Victoria from 1st Feb, however rent comes out on 23rd of the month - so 1st to 23rd Feb will be paid in leiu. NB: The annual contract runs from 23rd Feb and rent may increase slightly when this renews.

Location
5-10 minute walk from both Wandsworth Common Station and Balham Station/tube. We are very close to the high street with a big Sainsburys, Waitrose , Aldi, Superdrug TKMAXX etc. Balham is on the Northern line, with easy access into central London in 15 mins on the tube.
