Double Room in Balham (SW12)

Our flatmate Harry is moving out, so we’ve got a furnished double room going in our 3-bed flat in Balham.

The key bits:
- Move in: ideally before 7th Feb (can be flexible by a couple of weeks, but needs filling by then)
- Rent: £1,150 pcm
- Bills: ~£100 pcm (usage dependent) — council tax, water, gas, electric, WiFi
- Deposit: £1,030
- Tenancy: minimum 6 months
- No couples / no pets

The room:
- Double
- Furnished (bed, desk, etc.)

The flat:
- 3 bed — you’ll share a bathroom with one other
- Big living room (we’re in there most evenings)
- Dishwasher + washer/dryer
- TV + Fire Stick loaded with basically every sports channel ⚽️
- Dartboard in the living room for a bit of friendly competition 🎯

Location / transport:
- 5 mins to Balham tube 🚇
- 2 mins to Wandsworth Common overground 🚆
- 15 mins to Clapham South 🚇
- On-street parking available (permit needed) 🚗

Flatmates:
You’ll be living with Lewis + Ollie (both 28) — both in finance in the City. Good mix of chilled and social: sport on most evenings, pub / Thirsty Thursday always an option. We’re mates, but we’ve also got our own friendship groups outside the flat.

Looking for:
Someone mid-to-late 20s, tidy, sociable and easy to live with. We both WFH around 2 days a week (varies), so there’s usually someone about.

Viewings:
Doing viewings this weekend, but can also do evenings this week and into next week if needed.
