Double Room in 3-bed Balham Flat

Looking for someone to take over a room in our flat from 13.02.26 (can be slightly earlier if need!) as our flatmate is moving in with family. The person taking over will sign a new contract with remaining tenants from 13.02.26-13.10.26 - this has typically just been a rolling contract with opportunity to stay on.

The room is £928 per month + bills (approx. £90 per month (wifi, electricity, water, tax). The deposit will be £928.

Jess (27, UK) and Jenna (28, Canada) will be staying in the flat. Jess works as a journalist, sometimes from home, and Jenna works as a physio (not from home). Both girls have lived in London for several years and met in 2024 through the shared flat. We love to watch movies/tv on a chilled evening, go for a drink, to the pub or have meals together, but also appreciate our own space too.

About the room/house:

- Cosy furnished double room, with under bed storage and drawers + a huge closet just outside room for hanging clothes/extra storage

-open plan kitchen with plenty of storage, communal items, with cosy living room with sofa and chair

- Really responsive landlord who has decorated kitchen and bathroom last year

- Lovely outdoor space shared with 1 other flat only (perfect for summer garden parties)

- The flat is on a nice quiet road in Balham, less than 10 minute walk to both overground (SWR) and underground (northern line) station and a 5-10 minute walk to Wandsworth Common, perfect for summer!!

We are looking for someone:

-Aged between 25-30

-Who doesn’t really work from home fully just as there won’t be much space for a desk and we like to keep the common spaces open due to our hours
