Description
We’re looking for a new flatmate to join our friendly and relaxed house share in Balham as two current housemates (couple Caitlin and Liam) move out.
**The room**
* Large double room, unfurnished
* Plenty of space for a bed, desk and additional furniture
* Opportunity to buy some furniture from the departing flatmate if useful
* Available no sooner than ~5 weeks from now and ideally within the next two months (some flexibility possible)
**The flat**
We’re a four-person flat across two floors above a wine bar (currently temporarily closed), with four bedrooms in total after the move.
The flat has:
* Large bright kitchen
* Spacious living room with a huge sofa, TV and six-seater dining table
* Medium-sized bathroom + separate toilet
* Dishwasher
* Washing machine
* Small roof terrace where we keep bikes and regularly have coffees/drinks (sadly no garden)
Location-wise we're in a brilliant spot right on Balham High Road, about a 5-minute walk from both Balham Underground Station and Balham railway station, near Bucci and the Co-op. We all commute to different parts of Central, South West and South East London by train and bike, and getting into central at weekends is very easy on the tube or trains to Victoria and London bridge.
**Costs**
Rent: £950/month
Bills: usually around £100/month including council tax
Deposit: one month’s rent
Minimum stay is technically two months, but our preference is a rolling two-month check-in approach initially to make sure the tenancy works for everyone, with the aim of something longer term if it’s a good fit.

The three staying are:
Matthew (29) – ecologist, England/France
Alex (29) – mental health advisor from Norwich
Bertie (29) – systems engineer from Scotland
We’re a relaxed bunch and have all known each other since uni. We mostly work from the office, though everyone does a day or two from home each week.
Outside work we’re fairly active, running, cycling, climbing, football and soon volleyball. We all enjoy cooking, and the flat is social without being full-on. Shared series, films, drinks, concerts, board game nights and hanging out with friends around Balham are all regular occurrences.
That said, we’re also pretty independent and everyone has their own routines and interests.
House cleanliness sits somewhere sensible in the middle: we generally keep shared spaces tidy. Not spotless at all times, but definitely not chaos either.
Noise-wise, it’s sociable and lived-in, but nobody gets woken up or kept up by anyone else.
**Who we’re looking for**
We’d love a relaxed professional who’s tidy-ish, easygoing and up for the occasional shared dinner, drink or movie.
Unfortunately:
* No couples
* No pets
