I’m looking for someone to take over my lovely little room in this great house in Balham!

The house is on a safe, quiet residential road, around a 12 minute walk from Balham Station. The room is £953 per month ALL INCLUDED, covering all bills, an occasional cleaner, and household essentials such as loo roll, washing up liquid, soaps etc. So yes, you can run your fan all day every day in summer and your heater all day every day in winter without worrying about your bills going up!

The room comes furnished with:

• Double bed with drawers underneath
• TV
• Wardrobe
• Bedside table
• A little nook which is perfect for a shelving unit or some extra storage. (I’d be happy to sell my little shelving unit to the new tenant as it fits the space perfectly!)
• A big window overlooking the garden

The window opens fully, so you get loads of fresh air and natural light. The room also doesn’t share a wall with any of the other bedrooms, so it’s surprisingly quiet and private.

The bathroom is right next door, which is about as close as you’re going to get to an ensuite for this price ngl. There’s also another shower upstairs and a little loo on the ground floor next to the kitchen.

You’d be living with 5 housemates, all boys, who are a very friendly bunch. They love sport, beer, protein, films and all the other boy stuff. They’re all respectful, sociable and always up for a chat in the kitchen.

There’s a good sized garden which gets lots of sun in the summer, plus:
• Dishwasher
• Washing machine
• Tumble dryer, an absolute godsend in winter
• Ironing board
• Hoover
• All the usual kitchen and household bits
