I am looking for someone to take over my lease from 10th February. There is a new contract to be signed for 6 months, with the ability to stay on after that.

On the best road in Balham, extremely close to the station to access underground, over ground and buses. Lively town full of restaurants, bars, hot yoga, brunch spots, drinking spots, a sofa seated cinema, coffee shops, a large Sainsbury's (and Waitrose) with a really positive community.

Farmers Market Saturday's on the next road for fresh and fantastic produce, Bacon and Egg Chappati stand at end of road Thurs-Sat. (Two delights that mustn't be taken for granted in this spot!) with even more on various days of the week in town.

Room: High ceilings, spacious, well insulated, double bed. Fine for one but could fit a couple as well. Desk shortly to be put in, chest of draws, plenty of shelf space and clothes rail. Humble, but great potential to be made into a cosy home. Outstanding value for the area.

Shared kitchen, bathroom and living room with 3 other housemates. Everyone is relaxed and respectful to each other.
