Hi,
We're taking viewings for an easy-going and friendly person to move into a lovely, larger than average single room available in a homely, comfortable, spacious and friendly flatshare.
The room is fully-furnished and there is a wardrobe just outside the room. The wardrobe can be placed in the room if required but most people prefer to keep it outside the room.
The room is available from Sunday 14th Septrmber 2025. The room is available until the beginning of November, when the current tenant comes back from traveling.
The room would suit someone with creative interests who leans towards the arts rather than corporate side of things.
The flatshare is with 2 other easy going and friendly people. One works in Tech. The other is in the creative arts industry.
The Room and Area

The room has stripped floorboards, and the flat has lots of storage space, a large eat-in kitchen and a large lounge.
Balham Underground (Zone 3) and Overground Station is a 7 minute walk from the flat. Clapham South (Zone 2) underground is a 10 minute walk and
Suitability
--------------
The room would suit an easy-going and friendly person in their late 20s - late 30s who is sociable, but respects others' space.
You should also be the kind of person who likes to live in a clean environment and happy to clean up after yourself in the kitchen / bathroom etc.
Sorry, but the landlord's insurance does not cover full-time homeworkers. However, 2 days' a week WFH is OK, preferably towards the end of the week.
The Rent

The rent is £720 per calendar month, plus £20 per week for bills. ie the total including bills works out at around £800 per calendar month all Inclusive of bills.
We also have a cleaner who comes in and cleans all the communal areas every two weeks. Her fees are also included in the bills.
Included in the rent is council tax, internet access and all household cleaning products such as washing powder etc.
The Area

If you don't know Balham, it is has been voted by The Sunday Times as one of the best places to live in London!
This is probably because it is a very safe and nice area and a very desirable area of London. Balham has a village feeling and has a warm and friendly vibe is just 20 minutes from Central London.
If you do know Balham, you will also will totally appreciate that the rent is extremely well priced (especially with just a two week deposit required). This is because the landlord values getting the right person over getting the highest rent.

The flat is spacious, light and comfortable. There is is a very large lounge, eat-in kitchen, lots of storage space plus all the usual eg. washing machine, shower, broadband internet access etc.
Transport and The Location

The flat is exceptionally well located and it is about a 10 minute walk to Clapham South Tube station (Zone 2) and about
a 5 minute walk to Balham underground (Northern Line - Zone 3) / British Rail overland (15 mins to Victoria).
It comprises the upper two floors of a Victorian house and is on one of Balham's most desirable streets on the Zone 2/3 border.
It is also less than a 5 minute walk from the N155 night bus route from central London.
The flat is secure and is just a two minute walk from Balham High Road, so is good for someone who wants to feel safe walking home late at night from work/pub etc.
