Balham tube (northern) and overland train station are a convenient 8-10 minute walk.

ROOM: Comfortable double bed with quality mattresses and new bedding. Bed can be configured as a double or as a single, as you prefer. Also has a flat screen TV.

The room is flooded with natural light, has lots of storage, has solid oakwood flooring and is ideal for a single professional occupant.

There have been great reviews for this room when it was let out in the past.

Rent with all bills included is £1000. Or £875 without bills.

HOME: Spotlessly clean, tastefully decorated, has oak flooring throughout, gas central heating  and all double glazed windows . All fittings, appliances and white goods are of premium and not economy spec - you will have a comfortable stay.

Kitchen is equipped with washing machine, dryer, dishwasher, coffee machine, toaster, kettle, vitamix, oven, fridge and freezer, induction hob and extractor. All kitchen pots n pans , utensils and cutlery crockery are included.

There is one shared (with me) bath-shower + toilet with bidet- all clean and fresh, with plenty of installed shelve space for your toiletries. Shower water pressure is very good.

The house has a sizeable south west facing back garden, with a patio, garden chairs and a large new garden shed if you need to store a suitcase or three.

The house is on a quiet, green residential road - very safe and you will never hear any street noise.

ME: I am an independent digital strategy consultant for financial services and banking. I am quiet, clean, tidy and respectful. Active, avid traveller and scuba diver. Interested in most things. Social but space is given and expected . I am vegetarian. You are very welcome to eat or cook whatever you like though.

YOU: You are a full time working professional. You are also sociable, quiet, clean and tidy and a conscientious and polite housemate.

TENURE: Minimum let is for 6 or 12 months after which we can renew on a rolling two month basis.

Shorter lets are sometimes possible. Please enquire. They will be priced higher than standard long term.

NEIGHBOURHOOD: We are within the upscale Hyde Farm Conservation Estate of Balham. Supermarkets, restaurants, pubs, bars, gyms, yoga studios, library, pools, hairdressers, corner shops and all forms of conveniences are within a 5 to 8 minute walk from the house.
