Also right next to the beautiful, vast and green Tooting common. Balham tube (northern) and overland train station are a convenient 8-10 minute walk.

ROOM: Comfortable double bed with quality mattresses and bedding. Quality duvet, pillows and duvet covers provided or you are welcome to bring your own. Room also has a flat screen TV.

The room has a large window facing the private side garden (SW facing) and is flooded with light. It has solid oakwood flooring. This room is for a single professional occupant.

Rent with all bills included is £1050. Or £925 without bills.

HOME: The Victorian home is smartly decorated, has oak flooring, gas central heating  and double glazed windows throughout. All fittings, appliances and white goods are of premium spec - you will have a comfortable stay.

Kitchen is equipped with washing machine, dryer, dishwasher, coffee machine, toaster, kettle, vitamix, oven, fridge and freezer, induction hob and extractor.

There is one shared (with me) bath -shower + toilet with plenty of installed shelve space for your toiletries. Shower water pressure is good.

The house has a sizeable south west facing back garden, with garden chairs and loungers and a large new garden shed if you need to store a suitcase or three.

The house is on a quiet, green residential road - very safe and you will never hear any street noise.

ME: I am a digital and strategy consultant in financial services. I am quiet, clean, tidy and sociable. Avid traveller and scuba diver. Interested in most things.

TENURE: Minimum let is for 6 or 12 months after which we can renew on a rolling one/two month basis.

Shorter lets are sometimes possible. Please enquire.

NEIGHBOURHOOD: We are within the upscale Hyde Farm Conservation Estate of Balham. Balham station and tube is both on the Northern tube and overland train lines. There is also wide selection of bus links.

Supermarkets, restaurants, pubs, bars, gyms, pools, hairdressers, corner shops, and all forms of conveniences are within a 5 to 8 minute walk from the house.
