The Room (single occupancy only):
• Double bed with foam mattress
• Desk & chair
• Three built-in wardrobes with generous storage
• Blackout curtains
• Bathroom with shower for tenant’s use (toilet may occasionally be used by my guests, but shower is for tenant only)
• Air conditioning (if used, extra electricity costs will apply)
Shared Facilities:
• Fully equipped kitchen with dishwasher, washing machine & microwave
• Cleaner available at additional cost (not included in rent)
• Please note: living room is not shared
About Me / Ideal Tenant:
I work from home and value a quiet, respectful atmosphere. I’m looking for a professional (not working from home), single occupant, no heavy partying.
Guests:
• Tenant: Occasional guests by prior agreement only (short family visits are fine, but no regular overnight stays).
• Landlord: As this is my home, I may occasionally have friends or family visit. Guests may use the communal toilet but not the shower.

• ~20 mins by train from Clapham Junction to Victoria
• Convenient connection from Clapham Junction to Gatwick Airport
