Massive Battersea riverside double room

A big, bright double room in a friendly three-bed flat at Archer House, a gated development by the river in Battersea.

I'm moving to Leeds to live with my partner, so I'm looking for someone to take over my place on the contract. Heating is included in the rent, which is a proper saving this winter.

The room
• Big double with two large windows and lots of natural light
• Very quiet, with good blinds that make the room really dark at night
• Three integrated wardrobe doors and huge amounts of storage space
• Included: double bed, mattress, wardrobe space and 2 chest of drawers, all in the rent at no extra cost
• Not included: I'm taking my desk, chair, IKEA cube unit and bedside tables
• Radiators throughout the flat. All working well.

The flat
• Second floor of three, with a lift
• Three bedrooms sharing one bathroom (no en suite)
• Well-equipped kitchen with washer, dryer and dishwasher
• Fully furnished living room, with everything communal
• Private patio and access to a communal balcony

The building
• Gated community with a porter and good security
• Secure post, so deliveries are never a problem
• Outdoor bike storage (we keep ours inside)
• Parking available at an extra cost
• Santander bike dock right outside

Location
• Clapham Junction is a 10-minute walk
• Buses right outside every 5 to 10 minutes
• Riverside walk on your doorstep
• Asda, M&S, Waitrose and Aldi within 5min drive/15min walk
• Battersea Park 10min walk away, and Power Station is a 15 to 20 minute walk
• Plenty of gyms in the area

Bills (per person, per month: total: £100)
• Heating: included in the rent (massive win considering price hike upcoming this winter)
• Council tax: about £40 (Wandsworth is the cheapest in the country)
• British Gas: ~£25
• Water: about £20, paid six-monthly. Next is due in December and will cost you about £120.
• Broadband: £10.33

Tenancy
• Move-in: 4 November or any day after. The 4th is a firm start date because I'm moving out on the 3rd. Rent is paid on 4th of every month
• Rolling contract, currently running to 4 February, with the option to renew if you'd like to stay longer
• No break clause and no minimum stay to worry about
• You'll take over my place on the contract, so there's a £50-60 admin fee for the change
• You'll pay a fresh deposit before moving in (£1095)
• Reference and financial checks are done through the agent. I'm happy to put you in touch if you have questions about the process

The flatmates
You'd be living with Alfie (26) and Ryan (28), both working professionals who are good mates. They're sporty, sociable, quiet and tidy, and just sound lads. They're looking for someone like-minded to replace me, so if you're friendly, easy to live with and respect shared space, you'll fit right in.

Viewings
I'm free any time without a job right now. The best way is to come and see the flat in Battersea and meet the lads, but I'm also happy to do FaceTime viewings if you're not in London yet.
