We’re looking for someone to take over a bright, spacious double room in our friendly Bayswater flat. The room gets lovely afternoon sun and comes with its own extra storage cupboard.

About the flat:
You’ll be living with a mix of PhD students and professionals (a lawyer and a hairdresser) who keep the place sociable but chilled. We’re keen to find someone who’ll contribute to the good vibes of the flat.

The room & furniture:
• Double bed, desk, large storage cupboard, and chest of drawers (all mine – I can’t take them with me).
• I’d prefer to leave them, so I’m open to offers starting at £300 (around half of what I paid).

The deal:
• You’ll replace me on the lease (deposit £900 paid directly to me).
• Lease change fee: £50.

• Access to two private gardens: one large with space for activities, and a smaller, quieter one for chilled hangouts.

• 3 min walk to Bayswater (Circle & District)
• 5 min walk to Queensway (Central)

• 15 min walk to Paddington (National Rail + Elizabeth Line)
• Queensway Road has everything: M&S, Tesco, Sainsbury’s, Middle Eastern and East Asian supermarkets, restaurants, hardware stores, and plenty of vibe.
• Hyde Park in 10 mins, Notting Hill in 20 mins.

Honestly, at this price it’s a steal — I wouldn’t be leaving if I didn’t have to.
