Description

We have a large bright double room with ensuite to rent in a huge modern four bedroom house by Blackhorse Rd station. Available from 1st Dec, though there is some flex on dates.

The area is full of great breweries/wine bars (Big Penny Social, Pretty Decent, Renegade), lots of cute coffee shops by the station (Narrative), Blackhorse Rd workshop cafe and a great deli (Growing communities) and bakery (Wild Grains) with a climbing centre/yoga studio. Not to mention the new community sauna which is a 10 min walk away! We often go to Lloyd Park market on a Saturday as there’s a cute food market and some great charity shops in the area! It’s also easy enough to go out to Walthamstow Central and check out Soho theatre/The Trades hall etc. The house is in a really calm area and about a 10 min bus ride/15 min walk from Blackhorse Rd station.

We're looking for someone lovely to come and join the house share, and we would like to find someone who is friendly, creative, social and wants to be part of our home! Preference towards women to keep up a gender balance.

The house is set over three levels and is super spacious, with a massive patio and it’s south facing so a real sun trap. Gardeners welcome. It has a huge modern kitchen with dining table (3 fridges and a lot of storage space) and a really lovely living room. The whole house was refurbished recently and repainted before we moved in Oct 2025 and we feel like it’s a real home.

The room for rent is a large double attic room with en suite (toilet, sink, shower) and is south facing so you get lots of light. There’s loads of storage too in hidden cupboards on top of ample space for a working area. The room can come with a desk, drawers and wardrobe and we also have a spare mattress so you’d only really need a bedframe. (Or you can bring your own bedroom furniture if you prefer.) The en suite has built in cupboards and there’s a free standing cupboard that can stay too.

There is also a huge bathroom incl bath (see photo) and a downstairs loo.

We are a friendly group and we enjoy going for drinks/dinner together when we're all free and during the week we often hang out in the living room/kitchen for a chat or a film. We have our own lives but we like to know what's going on with each other, and watch out for each other, so not your usual London house-share, so we hear. We also love a dinner party/BBQ /wine/board game night but not a big party house.

Lisa is moving out as she’s just bought her own place and is sad to go…but she’s only a 15 min walk away so you’ll no doubt still see her around! We’ve also just had our other lovely housemate move out, so Tom is very new to the house too but is a lovely addition. Tehya and James have been living together for a couple of years both here and in a previous house. We’re looking for someone who will fit in nicely in the lifestyle we’ve created.

A quick introduction to us which makes this feel slightly like a dating profile....

Tehya (37) is from California but likes to say she's housetrained after being out of the country for years. She’s always up for cooking together, cozy film nights and going out dancing. She’s an avid reader, loves movies and theatre, and will chat about anything that’s on your mind. (True for all of us, to be honest!)

James (31) works in theatre and music – so a big art-head and a film nerd to boot. But he also loves to talk books, philosophy, and whatever trendy (or better, not-trendy) band you’re listening to at the moment. Attendance at his borderline incomprehensible shows is never mandatory, but always appreciated.

Tom (30) works in an environmental charity in Hackney. He moved to London in July after living in York for 8 years so he’s enjoying exploring all the delights that London has to offer! He’s always up for a cinema trip (particularly anything indie) pub quiz, seeing some live music, and loves to cook/has promised us some homemade pastry for our Thanksgiving dinner…

Rent per month is £950, bills are around £130 (council tax band C), and we also have a weekly cleaner (£42 per month each). There is a deposit of £975 which will be put in a security deposit scheme. References are required by the agency. The current landlady is really nice and fixes anything the minute it breaks so that’s been really great.

If you're interested, please get in touch with some information about yourself.
