Borough Flat for 1250 - Other F preferred

I'm a trans girl looking for someone that can take over for my current flatmate's share of the rent and her place. It's a cozy place on the third floor (fourth including ground) of a small estate, though with no lift or other mode of access. Bedroom is a spacious double-sized with a large wall sliding-door closet, and the living room, bathroom and kitchen are shared. Living room is only partly filled so you can be assured you can bring your own items, on top of extra storage around. There's a washing machine with dryer functions in the upstairs bathroom.

I'm a polite if sometimes talkative flatmate. Absolutely love art, cosplay and games on top of my regular degree hobbies. I will invite people over on occasion - maybe at most once a week. I tend to allow things to pile up in my private spaces but not elsewhere if possible. Use the living room considerably for crafts and art purposes, though I am more than prepared to move things around. Use online chat for video games and other work often, so please be firm with me regarding noise and other considerations. Early in transition so please bear with my idiosyncracies, but I will absolutely not do anything that violates your boundaries. Considering the amount we have to use the same facilities, I'd hope to establish a friendly relationship with a flatmate, but I fully understand if one wants to keep to themselves. Prefer other females but I'm agnostic on the matter, so long as you're queer-accepting.
