Hi there,

My name is Rebecca and I am looking for a friendly, female professional to come and join me in a newly renovated flat in Bowes Park, N22. With a large garden and living space, it's a great place that can accommodate both privacy and some socialising whilst coexisting together.

Location
Located within a Low Traffic Neighbourhood, it is a quiet, safe and scenic
11 minute walk to Bounds Green underground station, 15 minutes from Wood Green. Both are on the Piccadilly line, offering regular service to Finsbury Park (Victoria line).
Also, 9 minutes walk to Bowes Park station, offering regular Thameslink service to Moorgate and Stevenage.

The flat has easy walking or access to local shops and larger supermarkets both in Palmers Green and Wood Green. Regular bus routes are just down the road. If you have a car, there is parking right outside for permit holders (£120 yearly).

The flat is one of three within a large Victorian-era corner property maisonette near to Myddleton Road (Winner of London’s Best High Street Award 2016). The flat covers the entire ground floor of the property, accessible via a secure main entrance, leading on to the flat’s front door. There is a fair sized garden, for primary use of the ground floor flat but as we are neighbourly, upstairs also have access. There are only three households within the property, meaning it is lovely and quiet.

Having been recently renovated, you will be moving into the second bedroom with full use of a brand new en-suite bathroom. The bedroom has been freshly painted and double glazed locking windows and doors installed for added safety and noise protection.

There is a good sized living room for reasonable socialising. Quite a few houseplants but none that should cause any issues. The kitchen has a full gas range and oven, with decent storage options. There is a table and chairs for dining options. Access to garden also from the kitchen. You will have your own cupboard for food storage but we will share the fridge.

I am a professional female in my early 30s, having a tenant of similar background would be ideal. I am friendly and understanding. As long as the communal areas are respected and kept tidy, then your space is up to you.

Rent is £950pcm, which does not include monthly bills. At present, the additional bills are calculated at £137.65 but that may go up with inflation.
