Description

Hi everyone, my name is Meg and I am looking for someone to temporarily take over my beloved room in Brixton while I’m away for research! Maeve and Iga will take over managing this ad, so you'll be speaking to them.

Tenancy:
- Three month sublet from 14 November 2025 to 10 February 2026
- I am not the landlord, nor does the landlord live in the property.
- You will be added to our contract for the duration of the tenancy.
- Rent is due on the 6th of every month, so basically I plan to pay rent for 6 October – 13 November. Then you would be paying rent for the remainder of November, December, January and the beginning of February. You would be responsible for bills during this period.
- The landlord runs a credit check through Open Rent, no references are required.

Flatmate preferences/requirements:
- LGBTQ+ woman or non-binary person
- Values cleanliness and tidiness in their home (this is really important to us!), and will commit to our cleaning rota
- Values direct, kind and clear communication
- Wants a chill, calm energy in the house; we aren’t a party house and we see this space as our post-work sanctuary and safe place
- Respects the space and its occupants
- Respects everyone’s need for alone and recharge time, but also desires connection, chat and quality time with flatmates
- Environmentally-conscious (we are keen recyclers and composters, and try to use natural cleaning products etc.)

Housemates:
You would be living with my beautiful amazing angel housemates Iga and Maeve.
Iga (26, cis woman, white) works for the civil service and is a joyful and uplifting presence. She dances salsa and is a certified meditation instructor and practitioner. Maeve (31, cis woman, white, lesbian) works for a charity and is an amazing, compassionate communicator. She is extremely crafty (with plans to start a monthly LGBTQ+ textiles group in the flat), does boxing, and makes incredible apple crumble. Both housemates are big readers, we have a full bookshelf, they both also love cooking, caring for plants, and settling in for a film or series together.

Access info:
Our flat is a duplex which you enter from the ground level of the building. The door is on the exterior of the building, meaning it’s street-facing and you can access the front door from the street. There is a slight step up to access the front door (shown in photo) and then there is a slight hump/step in the door frame to get into the apartment (shown in photo). The door opens with a series of two keys. The door itself is not heavy or hard to open. There is no bell/intercom. We have a little gate on the front porch area, but the closing fixture doesn’t really work, so it’s sort of a purposeless gate.

The entryway is narrow, as is the downstairs toilet, which is right inside the front door. The kitchen and large living room are on the ground floor as well. There are 13 stairs leading up to the bedrooms and main bathroom. They are not steep. The main bathroom upstairs has a showed/tub combo, so you would need to be able to step up into the tub (shown in photo). We have a private garden, which you access from the downstairs living room. You have to step over a slight hump in the doorframe to get into the garden. There are some uneven concrete panels covering about the half of the ground in the garden, and the rest is grass.

My room is the largest of the three bedrooms with windows facing out to the back garden. The room is furnished with a double bed, a desk/vanity and chair, a bedside table, and another small storage unit. I have several other small bits (standing lamp, hanging mirror, rug, etc.) and these can all be left or taken out according to your preference. The bed is relatively low sitting (it comes up to about my knees and I’m 170cm tall). There are two windows in the room which have a view of the back garden. Generally the room gets sun during the afternoon. This is a building of flats so occasionally there can be some noise, but given that the room is on the back end of the building, it’s not disruptive.

I am neurodivergent, and my housemates are very understanding of my sensory issues. We are not a scent free house, but you can’t smoke inside or in the garden. One of my housemates is really sensitive to the smell of cigarette smoke, so keep that in mind if you are an occasional/smoker. Pets are not allowed.

If you cycle there is room for you to store your bike in the garden.

The area:
The flat is about halfway between Brixton tube station (Victoria line, 12 min walk) and Loughborough Junction station (Thameslink, 10 min walk). Denmark Hill overground is about a 30 minute walk away. There are 15-20 bus routes within a ten minute walk (2, 3, 35, 45, 59, 109, 133, 159, 196, 250, 333, 345, 415, 432, P4, P5). It’s a short hop on bus or foot from Camberwell, Peckham, Clapham, Streatham, and Herne Hill.

Within a ten minute walk you will find Sainsburys, Tesco, Co-op, M&S Food, Nisa Local. 15-20 minute walk to Big Tesco, Big Sainsburys, and Lidl. There is also Electric Avenue, Brixton Village, and Market Row where you can get fresh produce and grocery staples in bulk. You will be close to Brockwell and Ruskin Park, Brixton Library, Ritzy cinema, many good restaurants, and lots of neat venues. I think Brixton has so much here that you can find something for any taste, even a techno club (Phonox). My housemates can give you any recommendations for the area.

Other bits:
If you work from home full time, there is a desk in the bedroom, although the chair is not comfortable for a full day of sitting down and the internet in the room isn’t the best. Maeve works from home several days a week, and she needs the table in the living room because there is no desk in her bedroom. Iga will also work from home 1-2 days a week. So basically you could work from home but you won’t be guaranteed to have a space to yourself for taking calls and meetings every day of the week.
