Charming Room in Spacious Flat w/ Terrace -Brixton

Hi!

I’m moving out of my room in a gorgeous two bedroom apartment in Brixton to work abroad in October. I’m currently living in this flat with my dearest friend Sabrina, who you would have the pleasure to live with 😝

The flat features an incredible open shared living room that connects to a spacious terrace, perfect for cozy and fun gatherings as well as offering lots of personal space.

**About the current flatmate:**

- Sabrina is 26, works mostly remote, and is incredibly loving, curious, respectful, and fun.
- She values a balance of social time and personal space.

**About you:**

- We’re looking for a social individual who also appreciates their own personal space.
- Respect, cleanliness and organisation are important to us, and we hope to find someone who feels the same.

**Contract details:**

- Our contract ends on September 12, 2025, but we have a name change clause allowing us to move out as long as we find replacements. This clause will also apply to your contract.
- We’re looking for one person to move in from September 12, 2024, onwards.

**Important things about the flat:**

1) 2 bed flat, 1 bathroom with shower and bath, one kitchen, one living room and one massive private outdoor space. Fully furnished. i. e. beds, wardrobes, tables, sofa, oven, fridge, freezer, washing machine, dishwasher, tv etc.

2) HUGE shared space. The living room + kitchen consists of a table that can seat 6, a sofa that can easily seat 4, a big fridge freezer, and about 4 cupboard per person as well as the items listed above.

3) Outdoor space. The flat is loacted on the third floor and with that you get an outdoor space that has a table for 6, bbq and extra random seating. In terms of the shared space, we have had ~20 people over and still had plenty of space.

4) Location. Located ~1 min walk from loughborough junction which runs regularly and takes you directly into the city (blackfriars, london bridge etc). Also 15 min walk from brixton station to get the victoria line. Buses also stop right by the house regularly going directly up to elephant and castle/london bridge. Tescos, co-op, lidl, grocery stores, parks, residential area, hairdressers on the same street. Brixton nightlife and restaurants about a 10min walk away.

5) Rent. The whole flat is 2300 per month (1100 and 1200 split based on the room size - you would be moving into the bigger one). It was on the market for 2450 last year but we bid under and it will stay at 2300 till the end of the 2 year tenancy.

6) Requirements. I think the only requirement from the letting agency is that you make 15x more than the monthly rent. If you don’t reach that income level yourself, you can get a UK-based guarantor.

6) Misc. The building only has 4 flats in it (they're all lovely people) and it's very safe and well kept. There is bike storage downstairs. The landlord is really helpful and responsive. The letting agency has been surprisingly helpful and responsive as well. Bills have been reasonable, not as expensive as we thought they would be. The place is genuinely well done, things don't break often and it feels very homely.
