Lovely large double room in Brixton

Spacious double room available in a 4-bed house with garden, on a quiet residential street 5 minutes walk away from central Brixton.
Rent is £957 pcm with total bills between £100-£120 per month (not more than that though) including council tax and wifi.
Looking for another girl (or non-guy) to replace me and keep the balance (it is currently 2 guys and 2 girls).

THE ROOM 🛌
Double bed with lots of underbed storage, table, shelves, wardrobe and small sofa. The room has two large windows so gets a lot of light. The small shelves, desk, second table and shoe rack are mine so will be moving out with me. Good sized room if you need to WFH.

THE HOUSE 🏡
On the ground floor is a nice living room, one bedroom, kitchen/diner and main bathroom with bath and overhead shower. On the first floor are three more bedrooms (including this one) and a small WC.
We also have a garden! It is paved but with two flower beds which look lovely in the summer, great for hosting BBQs or summer parties. There is also space to store bikes outside down the side of the garden.
The house is super cosy as we are friends who have lived here for two years and made it very homely and a good place to hang out.

THE HOUSEMATES 💜
You would be living with two guys (Ieuan and Samson) and one other girl (Lauren). Ieuan loves all sports especially American football, going to the gym and board games, and works for a legal company. Samson likes football, music and general vibes. Lauren likes wine and books and works as a manager for Waterstones.
They are all 28/29 and looking for someone of a similar age. We all know each other from outside the house so would be looking for someone who wants to get to know the other housemates at least a bit and not just pass like ships in the night.

THE AREA 🥳
The house towards the end of a quiet residential street that leads directly onto Brixton high street. It is about a 7 min walk to Brixton tube station where you can get the Victoria line into central London in 20 minutes or less. It's also a 12min walk to Clapham North (Northern line) and Clapham High Street (Overground).
There are two small Sainsbury's within a 6-7 minute walk, and a big Tesco and Aldi about 15 mins walk away. Brixton has a bunch of other high street shops, loads of restaurants, pubs and bars. There's Brixton village, Pop Brixton, the Ritzy cinema and Brockwell park is about a 20 min walk away. Basically everything you could ever need is within about 15 mins walk. Since I have moved into the house I have genuinely hardly ever left Brixton! Clapham is also very close by.
