Clean and tidy lodger wanted for second bedroom

I purchased this flat as my first home last year and had a friend stay for a while in the second bedroom. They left in December and I decided to wait until the weather turned before looking for another lodger.

I have put a lot of effort and love into this flat and so above all i'm looking for someone who will respect it. You need to be clean and tidy, and respectful in terms of noise etc. - just normal human considerations, nothing too demanding!
It would also be great if you were chill and enjoy socialising, watching films etc. as well as your own alone time.

The bedroom has a double bed and a large built in wardrobe, plenty of under-bed storage and also a ottoman storage unit. The flat has a very large kitchen and living area, and a good-sized private garden that I renovated less than a year ago.

The rent includes everything, all bills (inc council tax), so its just one flat payment for you. The flat is of course fully furnished and the common spaces are for both of us.
