Beautiful double room in a cosy Chelsea flat

I’m the current tenant and am moving out, so I’m looking for someone to take over my room in a beautiful, fully furnished flat in Chelsea.

The flat is on the ground floor and has a bright, cosy living room with access to a lovely shared garden. It’s a comfortable, well-kept home in a great residential part of Chelsea, while still being within easy reach of shops, cafés, restaurants and central London.
The bedroom is furnished with a double bed and wardrobe, and the bathroom is shared with the existing flatmate.
The kitchen is fully equipped with everything you need, including a dishwasher and washing machine, and the flat is furnished throughout.
The existing flatmate is a friendly working professional. We’re ideally looking for another professional who is tidy, considerate, respectful of personal space and generally easy to live with. Someone who works mainly from the office would be preferred.
Cost: approximately £1,800 per month including rent and bills. Bills include council tax, water, electricity and Wi-Fi. Please note that costs can be slightly higher during the winter months due to heating.
Deposit: £1,673
Available: November
Council Tax: Band D
Minimum income: approximately £45,000 gross per year, subject to agency affordability and referencing requirements.
The nearest Tube stations are Sloane Square, South Kensington and Gloucester Road, with good bus connections nearby as well.
The flat is within walking distance of Harrods and Hyde Park, with Battersea Park, Holland Park and a number of tennis courts also easily accessible. There are good transport connections across London and convenient routes to Heathrow, Gatwick, Stansted and Luton airports.
No couples, pets or smokers, please.
We would also consider a Monday–Friday let for the right person.
The change of tenant will be handled officially through the letting agency and will be subject to landlord approval, referencing and affordability checks.
