Description

A lovely double bedroom in a bright, modern, fabulously presented flat.

Two bedroom, two bathroom property with open plan kitchen, dining, living room and balcony.

All bills included (gas, electricity, broadband, council tax, water, tv licence).
High quality appliances and furnishings throughout.

Great location - opposite Childs Hill Park and close to Golders Green tube, parks and shops.

About the flat:

Double bedroom:
Floor to ceiling windows, south facing, backing onto a quiet allotment.
Double bed with a high quality mattress, chest of drawers and clothes rail, built in desk and shelves.
Large amount of storage available under bed including built in drawers.
Bedding provided, should you need or want it - duck feather and down duvet and pillows, 100% cotton sheets, duvet cover and pillow cases and mattress protector.

Separate bathroom:
Large, modern, built in storage, high quality fittings and materials, great shower, generously sized bath, 100% reliable hot water.

Open plan kitchen living room:
Large, bright and spacious with modern high quality furnishings, large fridge freezer, large dishwasher, stone worktops, solid wood flooring throughout, large glass dining table, large 3 seater chaise sofa (which also pulls out for extra lounging or as a bed), 55" Sony 4K Smart television, Cambridge Audio soundbase, Prime, Netflix and other streaming.

Balcony:
Quiet, private, peaceful, south facing view giving sun (when it’s not hiding!) all afternoon and evening, private and sunny enough for sunbathing (can even sunbathe from the sofa in late afternoon/evening ;))
I have bird feeders which are frequently visited by the local robins, blue tits etc if you enjoy a bit of relaxing birdwatching :)
Lovely view onto quiet allotments with greenery almost as far as the eye can see, and occasional great skies/sunsets (sun/clouds permitting :))

Hallway:
Wide, welcoming hallway. Long and wide enough to hang lots of laundry/bedding without blocking access.
Two cupboards; one storage with shelving and coat hooks, other with large 9kg washing machine and dryer inside.

General:
The insulation is great - it never ever gets cold in the winter.

Spacious and secure bike storage included next to main entrance. A huge bonus if you cycle and have a bike :)

Pets very welcome.
Leo my cat (and the love of my life) lived here with me for many happy years, but he unfortunately disappeared last year and hasn't returned, so l will be most likely getting a cat or possibly a kitten, unless the person moving in has a pet :)
Leo had access to the allotments via a small bridge I built from the balcony, which any possible future cat could use.
If you don’t have a pet but like cats then we can choose together :)

There is a nice space in the living room for free weights, yoga, pilates etc, which flatmates have often made use of (free weights provided and my main source of exercise).

Whilst the room is not so suitable for couples, I am very happy for guests or partners to stay over for visits.
The sofa in the living room pulls out as a sofa bed and makes a very comfortable guest bed.

All referencing is done through the estate agents, and they require an annual salary of approximately £30k.
The contract is for 12 months starting Oct 9th, but the moving in date can be flexible anytime between late Sept to mid Oct.

About me:

36 year old male. Mostly quite busy with work (carpentry/construction) and usually out Mon-Fri from early morning until evening depending on the job and location.

I’d say I’m clean, tidy and easy going; social but also respectful, and very much appreciate a calm and peaceful home environment.

I'm all about respecting each other’s space and the spaces we share, being able to enjoy each other’s company, while also having our own lives.

During my time here I’ve lived with male/female, gay/straight, student/professional, and from a variety of nationalities and backgrounds, and been fortunate to always get on very well with all the flatmates I’ve shared with.
Rather than particular characteristics (gender, background etc), I find that it’s the personality that determines a good match for living together :)

About the area:

Childs Hill is a quiet, peaceful and very safe residential area close to Golders Green, West Hampstead, Cricklewood and Brent Cross.

Opposite Childs Hill Park - great local park with cafe. Also Basing Hill Park adjacent.
Golders Green shops and tube station a short walk away, and beautiful Golders Hill Park, which leads you on to Hampstead and Hampstead Heath on the other side.

For many people the location here (NW2 2BF) feels too far but I prefer zone 3 nowadays as I find zone 2 a bit too crowded and busy/noisy (maybe I’m getting a bit old/boring), even if public transport can be a bit quicker, though this can also depend on where you travel to and which Underground/rail lines are better for you, and it can be quicker or more convenient from here than from some other areas around zone 2.

A little more about me:

My two daughters (11 and 12) visit most weekends and about half the days during school holidays.
Those I have lived with have always enjoyed having them here as they are very sweet, quiet and mindful (long may that continue! :)) so they shouldn't disturb your peace ;)
I have a pull-out mattress in the bedroom so we all sleep in there quite comfortably when they stay over.
We try to get out as much as possible (I hate being cooped up indoors for too long, much as I love the flat!), either to the local parks, for activities or visiting friends, family, sights.
I try to arrange viewings for anyone interested to coincide with when my two girls are here so that you can get a better impression before deciding.

My girlfriend (3 years together) usually visits once or twice a week but sometimes isn’t able to visit for several weeks due to work or cat/house sitting, and some weeks I’ll go to visit her where she lives or is cat/house sitting.

A little more about the area:

Golders Green tube and shops are a (brisk) 10 minute walk (up a hill).

There are various bus routes close by including two round the corner (102, 226) which take you up to the tube/shops/cafes/restaurants in less than two minutes once you’re on, if you want to save yourself the walk*, and other bus connections here are quite good I think**.
*It's only one bus stop apart, but probably one of the longest in London.
**I've recently started using TfL Go and Google maps more to check bus arrivals and found that they're mostly very accurate and convenient if you want to time your departure for catching a particular bus.

The Northern line from here is quick to Camden Town (10 minutes) and then the centre - Euston, Kings Cross (15mins), Leicester Square, Waterloo, Bank, London Bridge (20-25mins) via both branches.

West Hampstead (Jubilee Line, Overground and Thameslink) is a 10 minute bus away.

I mainly cycle or use public transport but I also drive quite a bit and being here is also great for road connections with the north circular and M1.

The connections to airports Luton and Gatwick are also convenient with the coaches from Golders Green and direct trains on the Thameslink from Cricklewood and West Hampstead (also the new Brent Cross West station nearby) to both airports.

I don’t travel nearly as much as I’d like but these are the two airports I’ve used the most so have enjoyed the convenience.
Overall I find the combination of travel connections here very good.

A little more about the flat, area and me if you’re still reading/interested.. :)

I like to cook and very happy to share meals and conversation with the person I’m living with.
There are also some nice restaurants in Golders Green if you don’t feel like cooking ;)

I’m mostly vegetarian, and try to be vegan as much as I can, apart from the occasional treat/meal out.

There are freshly laid tennis courts in the park opposite which I would love to make use of with the person I’m living with if up for it ;) (I haven’t played much but would like to play and improve :))

Being busy with work Mon-Fri and then weekends with the kids means I’m not that social in terms of meeting up with friends (though I try). Obviously this isn’t really a party house, but if you’re the social type, you’re very welcome to invite your friends over. I’ve always been very happy for flatmates to invite friends, family or partners over and keen for the person I’m sharing with to feel happy, comfortable and at home. The flat is also convenient for occasional overnight guests with the pull-out sofa-bed :)

My daughters and I often go out on our bikes, and one of my favourite aspects of this place is the secure bike storage. Having this is a massive bonus if you have a bike and enjoy cycling :) (none of the hassle of bringing bikes in and out, space and storage, or bikes being locked outside, worrying about theft, exposed to elements etc).

The parks here are very nice for getting outdoors (I often do with the kids) - Childs Hill Park on the doorstep (and Basing Hill Park adjacent), Golders Hill Park up the road (10-15mins) which is very pretty and leads you onto Hampstead Heath (25-30mins) on the other side. I sometimes walk up to Hampstead if I fancy a longer walk.

Get in touch if you have any questions or if you’d like to arrange a phone or video call or a viewing :)
