Hi!

We are looking for someone to fill our spare room from TUESDAY 20TH JAN 2026. We are looking for someone for up to 7 months (until mid-August), with our personal circumstances changing after that. We have had 3 lodgers at different times in the past, all of which have become good friends of ours and have moved out only due to relocating for work.

You would be living with my partner and I in our 3 floor terraced house in North Chingford (North-East London - Waltham Forest). The room is a decent size, with a double bed, 2 fitted wardrobes, a chest of drawers, side table, a TV fitted to the wall, and a desk and chair.

We have a good sized living room, separated into a dining and sitting area (sofa, coffee table and smart television with Netflix). There is also a small garden. The kitchen is equipped with all modern appliances (fridge freezer, dishwasher, washing machine) and plenty of storage.

There are 3 bathrooms - a toilet downstairs, a toilet/shower at the top of the house by our bedroom, and a bath/shower/toilet on the 1st floor by the available room. We do make use of the bath, but otherwise use our own bathroom, so this would largely be yours to use.

Our internet package is Super Fast 1Gbps Broadband, making it easy to work from home.

We are blessed to be right by Epping Forest and just a 5 minute walk to Chingford Overground Station (TFL Zone 5: under 30 minutes direct into Liverpool Street / 3 stops to Walthamstow Central for the Victoria Line or very easy bus ride to Buckhurst Hill for the Central Line). This makes us feel very connected/easily accessible to Central London.

The area is beautiful and very safe. We are a 1 minute walk from the high street, which has a community feel with independent cafes, lots of restaurants and cute shops, as well as a Tesco Express, Co-Op and an Amazon Fresh. There is also often a weekend market and community festivals. We often end the day with a walk in the forest (it’s common to come across cows and deer!). Our neighbours are generally families and everyone is super friendly.

To give you a sense of us, I am a Software Developer and work from home. My partner is a Freelance Theatre professional and Safeguarding Practitioner. We like anything creative, as well as watching a whole lot of Netflix! We're looking for a friendly lodger, who is relaxed and respectful to live with. As a gay couple, we are an LGBTQ+ friendly household.

We are looking for a non-smoker, and it is important to us that the house stays both smoke and drug-free.

All bills (broadband, energy, council tax) are included in the price. A one-off deposit (£1000) will be requested. Rent is £1000 per month, to be paid each month in advance.
