Tidy and calm room for a female

I have a spare room in Chingford area, about 10 mins walk from chingford overground station - 25 minutes to Liverpool st.
Room is unfurnished at the moment but I can provide a bed, shelf, clothing rack if neccesary, or you are welcome to bring your own stuff.
I am 35, professional female, living in the other room.
There is a kitchen with washing machine and air fryer, bathroom (with tub).
The flat is on the 1st floor.

House is in quiet street, and close to overground tracks so you would hear trains occasionally.
The room window overlooks the garden - used by quiet downstairs neighbours.
I prefer quiet life myself, so someone who listens to movies/music on headphones and does not bring guests would be most welcome.

Bills shared fairly between the two of us, they are not big.

1 month deposit and rent upon moving in.
1 month notice required if you'd like to move out.
Previous landlords references are needed.
I am open to mon-fri lets, and temporary lets depending on the person.
