Hi! I’m Josh, a 25-year-old account manager working in the events industry. I’m looking for a friendly, considerate flatmate to join me in my two-bedroom flat in Westbourne Park, W2.

The available double bedroom has a spacious built-in wardrobe and otherwise comes unfurnished, so you can make it your own. The bed and freestanding furniture shown in the photo won’t be included.

The shared living areas are furnished, and the flat has a spacious decked terrace with plants and room for outdoor seating, plus a separate balcony, lovely for a morning coffee, eating outside or relaxing in warmer weather.

There’s also a dedicated office space that I’m happy to share, including use of a monitor and printer. The kitchen has a gas hob, oven, washing machine, dishwasher and plenty of cupboard space.

I’ve made the flat feel like home with my own furniture, artwork and ceramics, so I’m looking for someone who will enjoy the space and treat these things with care.

The location is a real highlight:

• Around 5 minutes’ walk to Portobello Road, with its markets, cafés, shops and restaurants.

• Around 5 minutes’ walk to Westbourne Park station (Circle and Hammersmith & City lines).

• Around 10 minutes’ walk to Notting Hill Gate station (Central, Circle and District lines).

It’s a great base for enjoying West London, with easy access to Hyde Park, Regent’s Park and Marylebone. On-street resident parking is available through Westminster’s Zone B permit scheme, subject to eligibility and council charges.

A little about me: I enjoy music, photography, cooking, galleries, films, walks and browsing antiques and vintage markets. I work in the office three days a week and usually work from home on Mondays and Fridays.

I’d like a relaxed, welcoming home where we can enjoy a chat or the occasional meal together while respecting each other’s space. Keeping shared areas clean and being considerate about noise and guests are important to me. You’d be sharing with just me once my current flatmate moves out.

The details:

• £1,500 per calendar month, excluding bills.

• Bills estimated at approximately £160 per person per month.

• Deposit: £1,730.50.

• Double bedroom available unfurnished; shared living areas furnished.

• Looking for one person and ideally a long-term flatmate.

• Target move-in date: 17 December 2026, subject to confirmation of my current flatmate’s move. The final date may fall between 17 and 30 December, by agreement.

• The incoming flatmate will replace my current flatmate on the joint tenancy, subject to landlord approval and referencing.
