South - facing single room for calm quiet female

I have a nice single room to let in a terraced 3-bedroom house in the popular Clapham Common / Battersea area.
It is available now - however, I'm not in a hurry and would prefer to wait for the right person to come along.
The rent of £800 per month covers all bills - water, gas, electricity, council tax - so no surprises! I will ask for a small refundable deposit.
You would be replacing a lovely friend "C*******" who has lived here for 4 years. I would prefer that you stay for a year minimum.
The second person living here, "L***", is a Personal Trainer in her mid-30s and I am a (retired) Designer / Maker of Stained Glass in my (very youthful) 60s. I am also a musician, playing acoustic guitar, sometimes in a local bar. We are definitely not a party house.
All 3 of us are very clean and tidy. The key is mutual respect. I have arranged the house as suitable for 3 individuals, so there are 3 fridges and 3 food cupboards plus a shared freezer, washing machine, cooker, microwave and tumble dryer. The kitchen is equipped with all pots, pans, crockery and utensils. In the bathroom / shower room there are 3 towel rails and 3 shelves.
There is a shared sitting room with tv (we don't watch it much) and wifi, hifi etc.
I also have a studio / workshop, where I am usually to be found. You would be welcome to use it.
The person we're looking for would probably work fairly normal hours, preferably locally, but there are very good transport links nearby - Clapham Common tube, Clapham Junction trains, buses at the end of the road.
There is safe bicycle storage.
I will happily show you my photo ID when we meet, and I would ask the same of you.
