Double Room in clean Female Flat (with a dog)

We have a delightful double bedroom for rent in the sought-after Clapham/Battersea area.

The room:
Comes fully furnished with a double bed (mattress under 1 year old) chest of drawers, built in cupboard with shelves and a wardrobe. Armchair TBC.

The house:
We live in the top flat of a lovely Victorian house. Our flat is split over 3 floors with a bedroom on each floor. The living space is nice and roomy with a great view of the street with lots of sun in summertime. We also have a nice 75” TV for your viewing pleasure :) Good sized bathroom (which has decent water pressure which I know is rarity in London) with a separate toilet. The kitchen is on the small side but has everything you could need including a microwave, gas cooker, air fryer, nespresso and a washing machine.

Rufio the Dog:
Big part of our flat is Rufio the dog. We got him in January from Romania and he’s about 11 months old. As he’s a rescue dog, we still have a lot of training to do. The new flatmate will need to be patient, and above anything, love dogs! He really is so affectionate and playful , just takes time to get to know you.

The location:
Our house is located on a quiet street which runs off the common. Clapham Junction is 12 min walk away as is Clapham common tube - best of both worlds. There are numerous buses to get you anywhere you need to go.

The money stuff:
Rent is £710 all in (Bargain for Clapham) Room is £560 + £150 for bills. Bills cover the normal things, council tax, tv licence, broadband, gas, water, now tv etc. Deposit is £660 and 1 month’s rent in advance.

A bit about us:
We are two friendly females (Irish and Lithuanian). I’ve been living here for almost 8 years and Estela 4 years. We have our own social lives but like to socialise & relax in the living area over tv/dinner/vino. We love nothing more than watching Friends, Marvel, Masterchef Australia and lots of great films on our big screen. We like to keep a clean and neat flat and will expect our new flatmate to be the same. We have a simple weekly cleaning rota which helps us keep on top of things.

Working from Home
I work from home 3-4 days a week at the moment (for Sweaty Betty) but Estela is a dental nurse so goes into work every day. I have my computer set up in the living room.

The flat vibe:
We’re a very quiet flat - not a party house at all, and we're very considerate and respectful of each other’s space and privacy. The flat is very much a home & our safe haven and would like someone to treat it as such. Our living room is where Rufio sleeps at night in his crate so it’s not somewhere to be entertaining late at night as he can be overwhelmed with visitors. Please keep that in mind before applying.
