Double bedroom coming available in our lovely Clapham Junction (SW11) flat. Move in date w/c 3rd June 🏡☀️🏳️‍🌈

The flat:
• Big three-bedroom flat, spread over two floors, occupying the top two floors of a three-floor Victorian terrace.
• One main bathroom and a downstairs toilet. You would be sharing a bathroom with Ethan only, as Alex has his own shower room.
• Fully furnished to a high standard throughout, including all kitchen and cooking ware. The kitchen has both a tumble dryer and a dishwasher.
• Nice well-kept south-facing back garden featuring a sun trap balcony/terrace.
• A small office which is shared between the three of us, meaning you can WFH in there (1-2 days a week). It also has a sofa bed for friend/family visits. We tend to use it as a utility room for drying clothes and things.
• Car parking is possible with an on-street parking permit from Wandsworth Council. Wandsworth permits are cheaper than most other boroughs!

The room:
• Small double bedroom with a new mattress, double wardrobe, chest of drawers and under-bed storage.
• Sash window with good double glazing, facing out onto the garden.
• You would be sharing the main bathroom with Ethan only, as Alex's room has an en-suite shower room.

Location:
• Comyn Road, in Battersea, a 2-4-minute walk from Clapham Junction station, with trains every few mins to Victoria, Vauxhall and Waterloo.
• Right off St John's Road, with a large Waitrose, M&S Food, Pret, gyms etc. all within 30 seconds’ ish walk.
• 1-minute walk to Northcote Road, a very popular high-street with tonnes of nice bars, restaurants and shops.
• 5-minute bus ride to Clapham Common tube station.
• Situated between Clapham Common and Wandsworth Common, with a 6-8 min walk to each. 20 min walk to Battersea park.

Who are we?
• Ethan (28) and Alex (29), professionals who work in central London. We’re both gay and would like our third housemate to be gay too.

Who are we looking for?
• Another gay man aged 25-35, with a full-time job who works mostly from the office (although a couple of days a week WFH is fine).
• Someone clean and tidy, who is happy to help out around the house and chip in on chores (ie bins and dishwasher).
• We both work full time and on a typical weekday evening will either be doing something work-related or at home reading/watching TV.
• We’re both quite sociable at the weekends and do of course have people round for dinner/drinks. So we’d like someone who can share and enjoy our social life!

Contract/Costs/Logistics:
• Rent for the bedroom is £900 per month.
• Bills are not included, and are currently approximately £120 per month.
• We have a cleaner who comes once a week for £35 per week split evenly. We like the house to be clean so this is non-negotiable.
• Deposit is £1033.
• We are currently on a rolling contract with a 2-month notice period.
• We rent directly from a good and reliable landlord, so no messing about with agencies (huge bonus!!!).
• Move-in date: w/c 3rd June.
